Job Description

Job Summary:
The Real Estate Manager is responsible for overseeing the daily operations and management of real estate properties within the portfolio, including residential, commercial, and retail units. This role involves maximizing property value through strategic leasing, tenant relations, facility maintenance, financial management, and ensuring compliance with relevant regulations. The ideal candidate will have a strong background in property management, a strategic mindset, and excellent interpersonal skills to enhance tenant satisfaction and property performance.


Key Responsibilities:


  1. Property and Lease Management:
  • Oversee the leasing process, including marketing available properties, negotiating lease terms, and securing tenant agreements.
  • Ensure all leases comply with legal requirements and company standards.
  • Manage tenant relations by addressing inquiries, resolving issues, and maintaining open communication channels to enhance tenant satisfaction and retention.
Financial Management:
  • Develop and manage property budgets, including forecasting rental income, operational expenses, and capital expenditure.
  • Monitor rent collection, coordinate with accounting for timely payments, and follow up on outstanding balances.
  • Analyze financial performance, track property profitability, and implement strategies to maximize revenue and control costs.
Maintenance and Facility Management:
  • Coordinate property maintenance activities to ensure all units are in optimal condition, working closely with the maintenance team and service providers.
  • Schedule regular property inspections and preventive maintenance to identify and resolve issues promptly.
  • Oversee renovations and refurbishments as needed, ensuring quality work and adherence to budget and timelines.
Compliance and Risk Management:
  • Ensure properties comply with local regulations, zoning laws, health and safety standards, and environmental guidelines.
  • Manage contracts with vendors and service providers, ensuring compliance with company policies and relevant laws.
  • Implement risk management measures to protect assets and mitigate liabilities.
Tenant Acquisition and Retention:
  • Develop and execute marketing strategies to attract and retain tenants, including listing properties and utilizing digital marketing channels.
  • Conduct market research to assess competitive properties, rental rates, and market trends.
  • Foster long-term tenant relationships and manage tenant renewals, ensuring high occupancy rates and minimal vacancy periods.
Reporting and Analysis:
  • Prepare and present regular reports on property performance, occupancy rates, revenue, and expenses to management.
  • Track and analyze market trends and property valuations to inform strategic decisions.
  • Provide data-driven insights and recommendations to improve property value and tenant satisfaction.

Qualifications and Skills:


  • Education: Bachelor’s degree in Real Estate, Business Administration, or a related field.
  • Experience: 10+ years of experience in real estate management, property management, or a similar role.
  • Skills:
    • Strong knowledge of real estate principles, leasing practices, and property management laws.
    • Proficiency in financial management, including budgeting, reporting, and analysis.
    • Excellent interpersonal and communication skills to manage tenant relations and negotiate leases.
    • Familiarity with property management software (e.g., Odoo, Yardi, or equivalent).
    • Strategic thinking and problem-solving abilities, with strong attention to detail.
    • Ability to work under pressure and adapt to changing priorities.
