About the job Quantity Surveyor

Key accountabilities


Pre-Construction Stage


Key tasks at this stage will include:


  • Prepares and manages the key commercial documents such as the Procurement Schedule, Cashflow Forecast and Margin Improvement Strategy.
  • Prepare tender enquiries and review bid packages, obtaining resolution to clarifications and queries.
  • Analysing subcontractor and supplier tender returns.
  • Prepare material quantity take offs and bills of quantities.
  • Works alongside the Estimating team as required.
  • Proficient understanding of commercial strategy for the project set by Commercial Director and planning to meet it.
  • Have a good understand of procurement routes available and be able to present to a consultant/client.
  • Have an understanding of the different forms of contract in use

Post-Contract


Key tasks at this stage will include:


Contract


  • To take active responsibility for all financial procedures in conjunction with the Senior QS, in line with the commercial strategy.
  • Preparation of external valuation and negotiation of satisfactory payment certificate, ensure cash is collected timely.
  • Confirm project insurance arrangements.
  • Manages the procurement of the project in line with the procurement schedule and budget, inclusive of purchase orders, LOIs, Subcontractors etc.
  • Monitors the project cashflow against the forecast, with view to ensuring the project is always cash positive.
  • Own and administer works packages to final account, inclusive of monthly payment, dealing with variations and all matter pertaining to administering their subcontract correctly.
  • Manage the change management, inclusive of the valuation of variations, quoting RFP’s, issuing the respective notices, up and downstream.
  • Provide all required commercial monthly reporting both internally and to the client.
  • Always look to improve margin and suggest ways to do so to project lead and assist in techniques employed.
  • Administer the Main Contract, ensuring contract terms are understood and dealt with accordingly.
  • Ensure risk and opportunities are identified, managed and exploited.
  • Maintain project margin in line with commercial strategy.
  • Attend Project Meetings i.e., Internal Review, Client Consultant Meeting, and Trade Contractors Site Meetings, ¾ Completion Meeting

Completion & Post Completion


  • Manage the agreement of the final account with clients and trade contractors within stipulated benchmark and timelines, projects to be closed within 3 months of TOC.
  • Ensuring project is closed out including applying for certificate of release of retention, upon making good defects by Construction Department.
  • Monitor retention releases.
  • Attend project post mortems.
  • Attend to the additional works required by the client after completion.
  • Liaison with CM on trade contractors’ defects and contra charges (if any).
  • Monitor the release of Performance Bond and APG.

Skills & experience


  • Fit-out experience
  • Previous experience of successfully carrying out the QS role on a project, and its delivery within the time and budget constraints to high quality, preferably within Fitout.
  • Acts as the lynchpin with the day to day running of the project in terms of procurement and financial control and as a result must be an effective communicator.
  • Takes on the role of mentor to AQS and support staff.
  • Acts as the key coordinator with the professional team and Works with Contractors in respect to the valuation process.
  • Works to enhance existing relationships.
  • Generates new relationships easily and is committed to generating new business opportunities.
  • Commercial awareness: understanding and ability to make a profit whilst retaining relationships and company values.
  • Excellent negotiation skills are required

  • Planning and Organisation – Strong planning and organisation skills required to ensure all tasks and objectives are self-managed and delivered on a timely basis and system are implemented and best practice is followed.
