Company DescriptionWhile formally established in 2020, Makeen Technical Services’ really started back in 2009 when Makeen Properties established a Facilities Management department to manage its growing portfolio of privately owned properties in the UAE.In those formative years, the department’s capabilities grew to the extent that, as the next logical step, Makeen established an independent entity to not only service its properties but offer expertise and services to other property owners too.From day to day building maintenance to management of all aspects of property operations, including long-term energy saving solutions, Makeen Technical Services has the experience and capacity you need.Job DescriptionMaintenanceManage and oversee the work of technical teams, ensure Zero Jobless Rate at any point in timeMaintain the inventory of equipment/tools, materials and spares.Prepare and execute PPM/RM/CM tasks.Provide management and clients with periodic reports in compliance with the contracts.Monitor the daily allocation of staff to different sites and contracts.Control and monitor the staff transfer, welfare, and safety at the siteTraining of staff and adopting the best practice as per the prevailing market standardExternal Business DevelopmentAttending client meetings and understand the project’s scope of works, payment terms, etc.Surveying, preparing estimate and proposals for tendering/biddings.Arrange for the project mobilization, staffing and fleets, etc.Manage additional profitable new contracts and variation work from within the existing contracts in line with the agreed targets.Manpower RecruitmentAssisting in the selection of employees.Recommend internal promotions and performance appraisals from time to time.Recommend the salary bands based on market trendsFinance and ProcurementPeriodic analysis of actual expenses incurred on projects and contractsTrack LPO’s, Invoices and PayablesDefine purchasing recommendations that support business goals.Negotiate pricing, terms and conditions of sale and warranties of goods and products with key suppliers and vendors.Negotiate pricing, terms, and conditions of contracts with contractors and/or service providersDirect and manage sourcing strategies from beginning to end.Monitor vendor, service provider, outsourcer, and/or contractor performance to ensure quality of service.Establish and maintain regular written and in-person communication with clients and customersEnsure the optimum usage of fleets to avoid idle timesQualificationsBachelor's Degree (Mechanical/Electrical)Min. 8-10 yrs experience in Facilities Management in the UAE.Additional InformationUAE Driving License is a must
