Job Description

We are seeking a highly skilled and motivated Investment Analyst (Real Estate) to join our team. The successful candidate will support the real estate investment and development teams by analyzing market trends, evaluating investment opportunities, conducting financial modeling, and preparing reports to assist in decision-making. This role requires a strong understanding of real estate markets, property valuations, and financial analysis, as well as the ability to work independently and collaboratively in a fast-paced environment. It's a full-time position, with occasional overtime during peak periods, office-based with some fieldwork as required.


Key Responsibilities:


1. Market Research and Analysis:


  • Analyze and monitor local, regional, and national real estate markets, identifying trends and patterns in property prices, rental rates, and market conditions.
  • Conduct research on demographic, economic, and market conditions that could impact real estate investments.

2. Investment Analysis:


  • Evaluate potential investment opportunities by conducting thorough financial analysis, including discounted cash flow (DCF) modeling, internal rate of return (IRR), and net present value (NPV) calculations.
  • Assist in the preparation of investment proposals, including financial models, market assessments, and risk assessments.

3. Property Valuation:


  • Conduct property appraisals and valuations for potential acquisitions, sales, and financing purposes using various methods, including comparative market analysis (CMA), income capitalization, and cost approach.
  • Assist in managing the due diligence process for potential investments, ensuring all necessary financial, legal, and property-related data is accurate and complete.

4. Reporting and Documentation:


  • Prepare detailed reports and presentations on market conditions, investment opportunities, and financial projections for internal and external stakeholders.
  • Track and report on key performance indicators (KPIs) related to real estate investments, such as cash flow, ROI, occupancy rates, and cap rates.

5. Financial Modeling and Forecasting:


  • Build and maintain financial models to project future cash flows, returns on investment, and other performance metrics for real estate portfolios.
  • Provide data-driven recommendations to optimize investment strategies, pricing, and leasing terms.

6. Collaboration and Communication:


  • Work closely with internal teams, including property managers, asset managers, and senior leadership, to provide real estate analysis and support strategic decision-making.
  • Communicate findings, reports, and recommendations clearly and effectively to non-technical stakeholders.
