Chilled Water System Balancing Services 1. System Review and Assessment:
Conduct an assessment of the chilled water system, including reviewing existing equipment (pumps, chillers, FAHU's, AHU, FCU's, valves, etc.).
Check the capacity, flow rates, and temperature differences at various points of the system. 2. Flow Measurement:
Measure flow rates at various points (chillers, cooling coils, branches, FAHU's, and AHU).
Use flow meters or other instrumentation to ensure accurate readings. 3. Balancing the System:
Adjust the flow of chilled water to ensure that it is properly balanced across all branches and units.
Adjust control valves, balancing valves, and other equipment to achieve proper flow and temperature distribution.
Fine-tune each section of the system for optimal performance, ensuring no over- or under-cooling. 4. Temperature Monitoring:
Measure and verify temperature differentials across the system (supply and return temperatures).
Ensure the system maintains the required cooling setpoints and temperature differences for efficiency. 5. Pump and Valve Adjustments:
Ensure pumps are operating within their design parameters (e.g., flow rates, pressures).
Adjust balancing valves and pressure-reducing valves to optimize the flow rates. 6. System Optimization:
Monitor the system’s operation under various load conditions.
Adjust settings for energy efficiency, considering part-load operations to minimize energy consumption while maintaining comfort. 7. Reporting and Documentation:
Document all measurements, adjustments, and settings for future reference. Provide detailed reports indicating any issues found during the balancing process and recommendations for improvements. 8. Post-Balancing Review: Verify the performance after adjustments, ensuring stability in flow rates and temperatures. Monitor system performance for a period to confirm no further adjustments are necessary. Inside Unit FCU's included in the balancing services. Unless:
(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and
(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement.
The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor.
Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
