Carry out remote fix resolving fault alarms, or where not possible, raise a work order for a contractor to investigate and fix the faults.
Maintain or repair the control systems of the BMS and Identify improvements to the system in order to reduce system failures and to improve energy efficiency
Carry out routine checks for correct operation of all control equipment, repair or replace as required by fault finding to maintain equipment at optimal performance condition.
Adjust variables and provide adjustment as required to ensure systems are operating correctly within the acceptable parameters 5. Reduce system alarms, lockouts, overrides, disables, off-lines, by accurate calibration and adjustment of field sensors, switches and other control systems
Analyse the behaviour of the plants with respect to the set point and setting up the various control parameters for sustainable energy saving initiatives
Perform daily auditing of plant performance by utilising the facilities built on the building management system (BMS} e.g. data logging, plant review, alarm manager status etc.
Analyse reasons of failure of plants and providing specific diagnostic, problem analysis and specifying the necessary remedial actions
Use the historical logged data of various plants to review the system and propose improvements in order to enhance the system efficiency or reduce the operation cost as well as improve the services provided to customer
Program the BMS if required, carry out Planned Preventive Maintenance of ELV (Extra low voltage) electronic actuator controls, Monitor and record values and performing any other duties as assigned by the Facility Manager.
