Job Description

Job Summary:
The Assistant Finance Manager will support the Finance Manager in managing the financial operations of the real estate company. This role involves overseeing financial reporting, budgeting, forecasting, and ensuring compliance with relevant financial regulations. The ideal candidate will have strong analytical skills, experience in real estate finance, and a deep understanding of accounting principles and financial management.


Key Responsibilities:



Financial Reporting & Compliance: 


Assist in preparing accurate financial statements, ensuring compliance with IFRS and local statutory reporting requirements.
Ensure timely submission of monthly, quarterly, and annual financial reports to senior management.
Support audits by providing necessary documentation and information to external auditors.



Budgeting & Forecasting:


Participate in preparing annual budgets and financial forecasts for real estate projects and corporate operations.
Assist in analyzing budget variances, providing insights and recommendations to management for cost control and revenue optimization.



Accounts Management:


Oversee the day-to-day accounting operations, including accounts payable, accounts receivable, and general ledger reconciliations.
Monitor cash flow and maintain proper records of all transactions related to real estate projects, ensuring accuracy and completeness.



Project Finance & Cost Analysis:


Conduct financial analysis for ongoing and new real estate projects, including cost estimation, cash flow projections, and return on investment analysis.
Assist in preparing feasibility studies for property acquisitions, development projects, and real estate investments.



Taxation & Compliance:


Ensure compliance with all taxation regulations, including VAT, property taxes, and other relevant laws.
Assist in preparing and filing tax returns and reports on time.


Fixed Asset Management:


Manage the maintenance of the fixed asset register, ensuring that all real estate assets are recorded, tracked, and depreciated accurately.
Conduct periodic physical verification of assets and ensure proper reconciliation between the control and subsidiary ledgers.


Financial Process Improvement:


Identify opportunities for process improvements in the finance department and implement best practices to increase efficiency and accuracy.
Assist in developing and enforcing financial policies and procedures across the organization.


Team Collaboration:


Work closely with other departments such as Real Estate Development, Sales, and Operations to provide financial support and guidance.
Assist in mentoring and guiding junior finance staff, ensuring knowledge transfer and skill development.


Qualifications & Skills:


Education:


Bachelor’s degree in Accounting, Finance, or a related field.
Professional certifications such as ACCA, CMA, CPA, or CA mandatory


Experience:


4-6 years of experience in finance, preferably in the real estate sector.
Solid understanding of real estate finance, project cost analysis, and IFRS.


Skills:


Strong analytical and problem-solving abilities.
Proficiency in financial modeling, budgeting, and forecasting tools.
Advanced knowledge of accounting software (e.g., QuickBooks, Oracle, SAP) and Microsoft Excel.
Excellent communication skills, both verbal and written.
Ability to work under pressure and meet tight deadlines.
