Overview of the role:
As Leasing Manager will be part of the Al-Futtaim Retail Leasing team and will be responsible to liaise with Property and Real Estate Developers across the Region to manage Retail Leasing portfolio of Al Futtaim Retail-MENA. This role has both financial and legal elements and provides a central source of information, expertise and management capability to the company’s internal stakeholders.
What you will do:
- Management, negotiation and formalization of all Retail Leasing transactions within the assigned portfolio.
- Building and further strengthening relationship with Landlords & internal stakeholders.
- Source and Negotiate prime Real Estate for existing and new brands on most effective commercials and Leasing terms as well as track, monitor and communicate any critical non-negotiable clauses with agreed deals
- Execute all the Lease admin related work review Lease contracts, complete legal review, payment processing, tracking and safe keeping of Leasing related documentation.
- Ensure Lease related system and tracking sheets are kept updated.
- Plan and execute Roll out of locations for existing and new Retail brands under Al-Futtaim Retail as well as negotiate and execute early surrender / termination of existing Leases for store closure with minimum financial impact.
- Track and manage renewals with the objective to ensure that the most competitive rates are achieved utilizing knowledge of the market when renegotiating leases that are coming up for renewal.
- Analyze performance of the existing portfolio and negotiate to achieve rental reduction for in existing Leases / locations.
- Run regular Leasing reporting on lease related data and provide information and insights to Management and internal stakeholders.
- Support the lease review process and work closely with the internal stakeholders including the Legal Department to ensure all lease risks are identified and mitigated.
- Responsible to streamline the process of opening, closing and renovating stores by communicating and liaising necessary information between the Store Development Team and the Landlords.
- Involve and support each Business Division in finalizing feasibility reports for new projects, which will be presented to the Al Futtaim Retail Investment Committee.
- Prepare presentation for the Management on Leasing related assignments and Brand / Brand principal for expansion strategies.
- Ensure all date / material related to Regional Properties are maintained such as Mall Floor Plans, existing / New Mall relevant details.
- Develop, maintain, and enhance the policies & process framework of Leasing Department.
What you will need:
- A minimum of 2-3 years of experience in retail leasing
- A strong network of connections in the KSA market
- Strong financial analysis and lease negotiation skills
- Knowledge of legal frameworks for lease agreements
- Ability to build relationships with landlords and stakeholders
- Proficient in data management and lease reporting
