Job Description

Overview: We are seeking an experienced and highly skilled Maintenance Manager to oversee the maintenance operations for multiple private properties. The ideal candidate will have a comprehensive understanding of civil, HVAC, electromechanical, and landscape maintenance, along with strong leadership and organizational skills. The Maintenance Manager will be responsible for ensuring the efficient and effective functioning of all maintenance activities, contributing to the overall well-being and aesthetic appeal of the properties.


Responsibilities:


Team Leadership:

  • Lead and manage a multidisciplinary maintenance team, providing guidance, training, and support to ensure optimal performance.
  • Foster a culture of safety, professionalism, and collaboration among maintenance staff.


Property Maintenance Planning:

  • Develop and implement a proactive maintenance plan for each property, covering civil, HVAC, electromechanical, and landscape aspects.
  • Create and manage maintenance schedules, ensuring timely and efficient completion of tasks.


Preventive Maintenance:

  • Implement a preventive maintenance program to extend the lifespan of building systems and equipment.
  • Schedule and oversee regular inspections and maintenance tasks for HVAC, plumbing, electrical, and other systems.


Repair and Renovation:

  • Coordinate and oversee repair and renovation projects.
  • Obtain necessary permits and approvals for construction work.
  • Ensure that repairs are completed efficiently and within budget.


Budget Management:

  • Collaborate with the property management team to develop and manage maintenance budgets.
  • Monitor expenses, identify cost-saving opportunities, and ensure adherence to financial constraints.


Vendor Management:

  • Identify and select qualified vendors and contractors for specialized maintenance tasks.
  • Oversee vendor performance, negotiate contracts, and ensure compliance with service agreements.


Technical Oversight:

  • Conduct regular inspections to assess the condition of structures, systems, and landscapes.
  • Address and resolve technical issues promptly, coordinating with internal teams and external contractors as needed.


Emergency Response:

  • Develop and implement emergency response protocols to address urgent maintenance issues promptly.
  • Act as the primary point of contact for all maintenance-related emergencies.


Regulatory Compliance:

  • Stay current with regulations related to property maintenance.
  • Ensure that all maintenance activities comply with relevant codes and standards.


Record Keeping:

  • Maintain accurate records of maintenance activities, expenses, and equipment inventory.
  • Generate reports to track key performance indicators and present findings to management.
