Job Description: Director of Asset Management – Real Estate
Location: Jeddah
Role Summary:
The Director of Asset Management will be responsible for overseeing and optimizing the performance of the real estate portfolio. The role focuses on maximizing returns, enhancing property value, and ensuring the efficient management of assets. The ideal candidate should have a strong background in real estate investment, financial analysis, and strategic asset management.
Key Responsibilities:
Strategic Asset Management:
- Develop and implement strategies to maximize property returns and enhance portfolio value.
- Identify opportunities for repositioning, redevelopment, or divestment of assets.
- Ensure alignment with market trends and investment objectives.
Property Performance & Optimization:
- Monitor financial and operational performance of properties.
- Implement cost-saving initiatives and revenue enhancement strategies.
- Optimize occupancy rates, rental income, and lease agreements.
Investment & Market Analysis:
- Conduct market research to assess property values, trends, and growth opportunities.
- Identify and recommend potential acquisitions, disposals, and asset enhancements.
- Evaluate risks and opportunities in the real estate market.
Financial Oversight & Reporting:
- Develop and manage asset budgets, financial forecasts, and profitability reports.
- Ensure adherence to financial goals and investment benchmarks.
- Provide regular reports to senior management and stakeholders.
Tenant & Stakeholder Relations:
- Build and maintain strong relationships with tenants, investors, and partners.
- Oversee lease negotiations and tenant retention strategies.
- Ensure high tenant satisfaction and occupancy rates.
Regulatory Compliance & Risk Management:
- Ensure properties comply with local regulations, zoning laws, and environmental standards.
- Identify and mitigate potential risks related to asset performance and legal issues.
Skills
Qualifications & Experience:
- Bachelor’s degree in real estate, finance, business administration, or a related field (MBA preferred).
- 10+ years of experience in real estate asset management, property management, or investment.
- Strong financial acumen with expertise in asset valuation, leasing, and market analysis.
- Proven track record in increasing property returns and portfolio value.
- Excellent negotiation, leadership, and decision-making skills.
- Knowledge of local and international real estate markets.
