PRIMARY PURPOSE OF THE JOB
KEY RESULT AREAS - PRINCIPAL ACCOUNTABILITIES
• Carries out all preventive maintenance activities as per the prescribed schedule and task lists in accordance with client procedures and accepted technical standards.
• Carries out the corrective maintenance of the system.
• Carries out predictive maintenance.
• Trouble shoots the problem and analyses the root cause to avoid recurrence and give permanent solution.
• Carries out testing of the periodic testing, calibration, functionality tests etc.
• Follows the permit to work procedure of client.
• Ensures proper housekeeping is done while carrying out the problem
• Reports any abnormality in the system, functioning of the system to his supervisor.
• Actively participates in the tool box meeting.
• Attends to the any emergency call outs as instructed by his supervisors to avoid / minimize the inconveniences to end users / damages to facilities.
• Ensures that the safety of the equipment, facilities, system and personnel during the maintenance activities as well as after restoring normalcy.
• Gives input in the preparation of work reports – Daily reports, Equipment failure reports, Incident/Accident reports. Indicates activities carried out, assists in indicating failures and makes recommendations.
• Assists in the maintenance of records and files of work performed, in progress, and work completed. Assists in the completion of time sheets, material costs, repairs and activity reports
• Involves in commissioning activities of new projects
• Adheres to various ISO & safety standards accreditation, regulation of the department. Carries out audits and completes ‘action points’ to conform to international quality & safety management systems requirements, (ISO 14001, ISO 14001, OHSAS 18001, ISO 270001, ISO 10015, CIPS etc.)

a. Water cooled centrifugal chillers,
b. Air cooled reciprocating, Scroll & screw chillers,
c. Air handling Units,
d. Fan coil units,
e. VRV systems
f. Heat Pumps
g. Direct Expansion units,
h. Precision air conditioning units
i. Fume hoods
j. Package air conditioners , Split units, window air conditioners,
k. Deep freezers, Central cold room/ cold storages,
l. Cooling towers,
m. Building Management Systems, Chillers System Managers,
n. PLC controlled HVAC equipment’s,
o. Electrical control panels-VFD & MCC of HVAC equipment’s
p. Ducting, Insulation, diffusers etc
q. IAQ, - Air quality Checks
r. Air Balancing and water balancing activities
PROBLEM SOLVING AND COMPLEXITY
• Involves in troubleshooting, root cause analysis of the complex range of equipment as covered above.
• Leadership qualities and attitude towards work beyond duty hours are essential.
KNOWLEDGE, SKILLS and EXPERIENCE
• Completion of Secondary (12 years) education, followed by, at least 5 years apprenticeship training leading to a certificate/diploma in Heating, ventilation and Air Conditioning. At least 5 years working experience in works mentioned in key result areas
• He must be able to read, write and speak English and understand technical manuals.
• Hands on field experience in Oil and Gas Industry & Facilities Management is preferred.
• He must be familiar with the Technical standards & regulations.
• He must be computer literate with knowledge of MS office packages & emails.
