What this job involves
You will oversee the entire bouquet of Building Management Services provided at the site. Your role will be to ensure smooth operations at the facility/building by enhancing efficiency using innovation and technology.
Your role will encompass and not be limited to:
- Ensure usage of proper LOTO & permits
- Control and monitor the preventive maintenance carried out as per schedule.
- Organize and attend HSE meeting, trainings and address HSE issues. Ensure team attendance (workplace accommodation)
- Ensure SO observation completion on time.
- TBT for all associated team members
- Ensure 100% legal compliance
- Participating in all near miss incidents and accident investigations.
- Participating in emergency exercises
- Requiring that all incidents are investigated promptly and take appropriate steps for preventive recurrence.
- Attend safety committee meetings
- Spread safety procedure across down team
- Manage, operate, repair, and maintain the building in a professional and diligent manner, consistent with the approved budget and industry standards, in the locale where the building is operating.
- Ensure fulfillment of occupants/customers obligations under the lease agreement of the space in the building.
- Transition of all towers.
- Handing Taking over of all asset from Projects.
- Overseeing of all process/ procedures adhered with due diligence of fitout works without any violations.
- Purchase all equipment, tools, appliances, materials including consumables and supplies reasonably necessary and desirable for the operation and maintenance of the building.
- Handle all requests and complaints of the occupants/customers.
- Ensure stringent health and safety practices in all the areas, in the building.
- Retain all documents and records, till the minimum retention period.
- Ensure compliance of legal & statutory compliances check list pertaining to integrated management system & norms/ restrictions affecting the building.
- Ensure safety standards implementation & engineering guidelines.
- Any other task / responsibility assigned by the management time to time
- To be observant towards any unsafe act & prevent the same. Bring the same to the notice of management as required & follow engineering guidelines and safety management system.
- Overseeing all building management systems including fire/life safety, MEP and all critical utilities.
- Ensuring the documentation of assets under asset list/ tracker.
- Formulating suitable transition plan and perform the transition process as per the schedules/plan to ensure smooth operations.
- Preparation & implementation of all Transition documents for smooth operations like HOTO checklist, SOPs, Fitout guidelines, Operational manuals etc., at site.
- Ensuring the documentation and checking of the assets under defect liability period and AMC/CAMC in a tracker.
- Coordinates maintenance efforts with outside contractors
- Works with Security Director to coordinate all building fire/life safety drills/seminars
- To ensure all the planned preventive maintenance (PPM) are being timely carried out.
- Suggest and implement improvements for preventive maintenance programs as required.
- Coordinating with contractors, tenants and engineers periodically.
- Ensuring the site team is maintaining service /repair contracts.
- Conducting risk/root-cause analysis in case of system failures and breakdowns and creating corrective /preventive action plan.
- Assessing of the building operations and working towards mitigation of highlighted inherent risks.
- Conducting regular inspections of operating MEP equipment systems of multiple sites; making necessary adjustments and managing controls as per requirements.
- Coordinate and maintain the as-built drawing and transition document library.
- Cooperate, coordinate and communicate with other departments to ensure good customer experience and taking customer feedback, after every service request/ complaint and sharing the feedback points with the team for improvement of services.
- Creating emergency response plan and taking part in evacuation drills.
- Develops/maintains effective Asset specific maintenance and safety procedure manuals. Work closely with the regional RO / HO / SME/ Training teams and ensure closures of all required reports.

Qualifications
You will have a Degree / Diploma in Electrical/Mechanical /Civil /Marine Engineering OR equivalent, with min 15 to 20 years of work experience in Facility Industry /Real Estate/ Hotel or Construction Industry. For residential sites candidates with residential experience will be preferred.
