  • Set up Standard Operating Procedures for the management of the Client critical environment and ensure compliance at site.
  • To achieve excellence in preventive maintenance programs at site with highest standards and ensure energy conservation practices.
  • Assist the Assistant Manager Technical in managing M&E scope of the projects to ensure the quality and deliverables within the stipulated time.
  • Support the Assistant Manager Technical in managing the Mechanical, Electrical, Plumbing installations & all Civil maintenance within the facility.
  • Ensure to maintain daily check list and proper round at site and address the issues related to Critical Engineering.
  • Must be proficient of using of different Web based Tools which is related to the Critical Engineering
  • Responsible for preparation of critical spares list for all installations as per manufacturer’s recommendations and plan for the inventory where the maintenance is carried out with in-house teams.
  • Should have ability to handle independently manage the shift and trouble shooting issues related to Critical Engineering.
  • To supervise minor Projects at site.

Maintain the logbooks, checklists, and PPM schedules for all M & E installations.


Daily / weekly / monthly – report submission as per the schedule.


  • Coordinating with vendors and ensure proper deliverable as per the SOPs
  • Understands the engineering design and operational aspects of the facility’s systems and equipment.
  • Must be able to recognize system shortcomings and respond to operational and emergency situations.
  • Should be flexible in shift timing as per the Business requirement.
  • To ensure user complain should be attended as per TAT.
  • Ensure Planned Preventive Maintenance activities are undertaken in accordance with the schedule.
  • Ensure the implementation and management of Risk and Safety work practices to reduce any interruption to operations.
  • To ensure SOPs are followed at site as agreed.
  • To ensure 100% Power availability at site and no critical equipment should be impacted for any power outage.
  • To ensure during shift closely monitoring of HVAC system and ensure temperature in site should be maintain as per the SOPs.
  • To ensure any breakdown happened in critical equipment’s this should be attend immediately and information should be cascade as per the escalation Matrix.
  • Implement regular inspections of the facility on energy conservation, maintenance practices, utility management and risk management procedures.
  • Implement the pre-emptive maintenance program to reduce the risk of sudden failures of critical equipment
  • Support service delivery teams on equipment maintenance and upkeep.
  • Conduct regular inspections to ensure that the procedures are being followed and updated as required.
  • To ensure proper documentation and practices should be maintain related to critical engineering and to participate all kinds of Audit which will be conducted at site.
  • Preparation of all kinds of Reports like MMR, Walk Through reports, CE Reports, incident reports etc.
  • Generate requisition for Inventory and Purchasing of spares and consumables and also maintain the Inventory register.
  • To ensure all Tools & Tackles are in safe place and periodically check the conditions of Tools.
  • To measure Lux Level at site in every quarter and report need to share with AM Technical.
  • To participate in any critical Engineering activities like Annual shutdown, plan activity etc.
  • To prepare the activity plan and impact details of any critical activities to AM Technical for further process.
  • To provide support to cross functional team like IT, AV & Soft Team for daily operation activities.
  • Energy conservation initiatives & implementation
  • Adhering to all the policy of JLL / Ethical requirements
  • Participate in all Trainings which is assign to him.
  • Power feasibilities check and share the reports to the AM Technical for any Temporary & Permanent power enhancement at site.
  • Preparation of 52 weeks PPM planner and ensure PPM should be conducted as per the Planner and same need to be updated in online Tools.
  • To ensure PPE should be use by the vendor and In- hose team at the time of any activities at site.
  • To ensure Check the PPE & Tools condition on periodically and if any observation is there need to escalate to AM Technical.
  • To ensure before carrying out any activities SWMS and Permit work should be issued.
  • Update and implement Emergency Response plan; drills etc. as required
  • Operational Audits and Compliance.
  • Ensure adequate cleanliness and hygiene of the electro-mechanical equipment.

Health and Safety


  • Ensure compliance with statutory regulations on fire, health and safety standards.
  • Ensure all safety procedures, including Crisis Management/ Business Continuity and Emergency Procedures are maintained at all times.
  • Ensure that service delivery teams and on-site contractors undergo a Health and Safety Induction prior to deployment.
  • Maintain equipment database for site.
  • Develop and implement innovative programs and processes that reduce utility costs, increase productivity and savings.
  • Initiate strategies to achieve measurable improvements in energy consumption.
