Job Description

Overview The Executive Manager – Workplace services & Security will be responsible for overseeing the comprehensive management of facilities across 500,000 square feet of office space in Hyderabad and Gurugram. The role requires a seasoned professional with expertise in Integrated Facility Management (IFM), vendor management, and project leadership. The candidate will lead a large team, manage budgets, and ensure seamless operations, while also supporting new office projects and lease transactions. Responsibilities Facilities Management: Oversee the operations and maintenance of 500,000 sq ft of office space across Hyderabad and Gurugram. Ensure optimal functioning of all facility systems, including Hard and Soft services, through effective management of Integrated Facility Management (IFM). Monitor vendor contracts, SLAs, and KPIs; ensure regular reporting and alignment. Ensure SEZ compliance, manage visitor processes, and handle escalations related to facilities and security. Supervise event management, employee transport, and travel services. Physical and Digital security: Oversee physical and digital security, including CCTV, access control, and employee safety. Oversee 24x7 CCTV monitoring, emergency response planning, and business continuity measures. Project and Lease Support: Support the planning and execution of new office projects, including lease negotiations and transactions. Liaise with landlords, internal stakeholders, and service partners to ensure compliance and alignment with organizational goals. Team and Vendor Management: Lead a team of 100 individuals, including direct full-time employee (FTE) and third-party staff. Oversee vendor management, ensuring service level agreements (SLAs) are met and performance is optimized. Manage visa and travel agency relationships, ensuring efficient travel management for employees. Budget and Reporting: Manage the IFM budget, ensuring cost-effectiveness and alignment with financial targets. Lead Monthly Business Reviews (MBR) and Quarterly Business Reviews (QBR) with service partners. Publish detailed facilities dashboards on a monthly, quarterly, and yearly basis. Technical Services: Oversee the management of Integrated Workplace Management Systems (IWMS) and other FM applications. Ensure all technical services are delivered effectively, with a focus on continuous improvement and innovation Qualifications Bachelor's degree in Engineering or Hotel Management. 12-15 years of experience in Facilities Management, Project Management, and Computer-Aided Facility Management (CAFM). Strong leadership and team management skills. Proven experience in budget management, vendor relations, and technical service oversight. Excellent communication and stakeholder management abilities.
