What this job involves:


Being the go-to M & O person


Are you considered to be the go-to person for all M & O matters?  That’s what you’ll be in this role.  You’ll manage all activities related to mechanical, engineering and plumbing in terms of maintenance and operations. Your task is to fully understand, collect and deliver clients’ M & O requirements. The


Facility manager in  M & O will depend on you to help schedule or plan establishment, value engineer, and design change management. You’ll also assist the facility manager in  M & O-related procurement and men  management. On top of that, you’ll support the campus/ Account manager in  M & O-related , site inspection and Vendor management.

You’ll develop big ideas that will spark the effective management and successful maintenance of all phases of  operations —from initiating, designing, planning, controlling, executing, monitoring, and closing. You’ll need to carefully identify and take note of our clients’ needs and figure out what exactly needs to be done. This involves defining the scope of the work and expected outcome, while also detailing all the necessary objectives to get there.


While you do all of these, you’ll need to keep tabs on company resources used in the M & O, and to allocate these resources to complete the adhoc projects within the budget. You’ll also need to help clients organize and analyse all estimates and procurement for all vendors and suppliers; and represent them from the beginning to the end of a project.

One of your priorities will be to produce high-performing teams that drive successful maintenance execution. You’ll also represent and promote the company throughout  Operations and in pursuit of more facility opportunities.


Keeping risks at bay


How do you deal with risks?  You’ll need to identify any potential risks in the  M & O field and report them to the facility Manager. It will be critical to design a risk management and solution provision, particularly to identify health & safety issues.  You will understand why this is your responsibility.


Duties & Responsibilities


Ensuring that all electrical equipment’s (Transformers, UPS, DG, Electrical panel, lift & LSS) operation to be maintained. Implementing and improvements in electrical instruments, components, equipment, or systems. All Mechanical systems (Chiller, pumps, PAC’s, Processed Chilled water system, AHU, Water system, fire pumps, HSD system, OFA System & Vacuum pumps) to be maintained as per the site & client requirements   Daily operation to be done as per the SOP standards. EHS standard knowledge is Essential & safety rules to be followed as per the work condition. Operation & maintenance of mechanical and HVAC facilities, components, equipment products, or systems Follow on the lifespan of equipment and other electrical components, reporting when certain components should be replaced due to potential risks ex: calibration, battery replacement. Ensuring that operations conform to standards and customer requirements by preparing electrical systems & specifications. Knowledge in incident management required and to find out the RCA of equipment failure & also to have knowledge about to restoration faults. Maintaining of reports and compiling data regarding existing and potential electrical engineering projects and dashboards. Contribution of implement energy saving plan as per targets shared by the seniors Support in preparing specifications for purchases of electrical equipment and materials.  Participation and conducting training in house & OEM team members. Preventive maintenance knowledge is Essential  to maintain the all related equipment’s. Maintain the logbooks, checklists, and PPM schedules for all M&E installations;
Manage Downtime/ Breakdowns Work towards the ‘ZERO’ down time and set up the practices to ensure the delivery of seamless service to Clients. BMS System monitoring and response support to be done. Following of escalation procedure if any incidents or abnormalities Responsible to handle the shifts independently on his responsible area A clear understanding of the scope of the contract and the spirit in which it should be delivered. Understands statutory Compliance within their field and the required legislation Good Technical knowledge in relevant specialist field Knowledge driven, Technical pride and Customer focused Capable / experienced in leading a team Report writing capable and Incident management Procedurally driven and Able to write SOP Able to attend client meetings and represent JLL effectively Conduct and develop comprehensive audits to ensure quality of execution within the team.

An  M & O pro


You have a degree/ diploma in  Electrical engineering-related discipline or related field, and 10 - 15 years of combined educational and work experience.


Experience required for Diploma holders at least 8 years and above with 4 years of industrial experience  


Experience required for BE holders at least 6 years and above with 3 years of industrial experience  


  You also need to have sufficient experience in  Operational site management, as well as a strong understanding of all aspects of development management including, financial appraisal, risk management, negotiation, etc.


Do you have a strong background of all aspects of  M & O-related management—including the development of  M & O project plan and procedures and schedules? Are you familiar with HVAC, electrical engineering, and BMS? Do you have knowledge of security system, AV system, and IT system? If your answers are yes, let’s talk.


A business savvy leader who can walk the talk


You understand the business well enough, particularly in terms of the systems and tools to use, the best practices and the safety requirements. You’re also knowledgeable of key industries and local market, with the facility business above all. You also have a basic understanding of the key drivers that push the  Operations forward, while also considering the client’s business requirements.


You’ll know-hows with the necessary communication skills, as you need to regularly do presentations to clients in both English and kannada (optional). You’ll also manage site activities, negotiate with vendors, review the legal aspects of contracts, contribute to market analysis, and manage change orders.
