Job Description
Raya Smart Building, a subsidiary of Raya Holding for Financial Investments - is hiring for the maintenance team a senior mechanical engineer with the following requirements:
Responsibilities:
HVAC Systems Management (Centralized & Decentralized) • Oversee the operation, maintenance, and troubleshooting of both centralized and decentralized HVAC systems. • Ensure proper temperature control, air quality, and energy efficiency across all areas of the mall. • Perform regular inspections and preventative maintenance on HVAC units, chillers, air handling units, ductwork, ventilation systems and cooling towers.
Plumbing System Maintenance • Supervise and maintain the plumbing infrastructure, including water supply, drainage systems, and sewage systems. • Troubleshoot and repair any plumbing issues to prevent disruptions in mall operations. • Ensure compliance with local plumbing codes and safety standards.
Pump and Water Systems Management • Monitor and maintain pumps (booster pumps, fire pumps, water circulation pump, submersible pumps and de-watering system) to ensure continuous and efficient operation. • Conduct regular performance checks, troubleshoot, and resolve pump-related issues. Preventative and Corrective Maintenance • Develop and implement preventative maintenance schedules for HVAC, plumbing, and pump systems. • Lead the team in conducting routine inspections and managing corrective maintenance activities in a timely and efficient manner. • Ensure all mechanical systems are in full working order to avoid operational downtime.
Team Leadership & Coordination • Lead a team of technicians and other maintenance staff to carry out repair and maintenance activities. • Coordinate with other departments and external contractors for any major repairs or upgrades. • Provide technical guidance and training to junior engineers and technicians to enhance their skill set and performance.
Compliance & Reporting • Ensure all systems comply with safety regulations, building codes, and industry standards. • Prepare detailed reports on maintenance activities, system performance, and any issues encountered. • Assist with budget planning and cost control related to mechanical system maintenance.
Emergency Response and Problem Solving • Act as the lead responder for any emergency mechanical failures or system breakdowns, ensuring rapid recovery and minimal impact on mall operations. • Troubleshoot complex mechanical issues and provide effective solutions in high-pressure situations.
