The Role
At Guildhall we are seeking a highly skilled Project Manager to oversee and manage assigned projects, ensuring adherence to the highest industry standards while delivering results according to the agreed program. This role involves the comprehensive management of all project phases, from initiation through to closeout, with a strong emphasis on quality assurance and effective stakeholder communication. Key Responsibilities: Project Management: - Develop and monitor project timelines, ensuring alignment with the overall project program. - Implement and maintain quality assurance procedures to uphold project integrity. - Establish efficient document control processes to safeguard the organization contractually. - Collaborate with consultants, contractors, and line management to identify and mitigate any potential delays. Stakeholder Engagement: - Attend and actively participate in weekly technical and progress meetings with all relevant stakeholders, including consultants and subcontractors. - Review and assess consultant and contractor claims, providing recommendations to the line manager as necessary. - Prepare and present weekly and monthly progress reports that outline each phase of the project. Project Initiation: - Review project briefs and assist in developing scope statements for Requests for Proposals (RFPs). - Ensure the performance of consultants during the design phases, providing constructive feedback as needed. - Review project plans, drawings, and proposals during the design phases, offering technical support to the project team. Planning and Control: - Provide essential technical input during the construction contract and contract award processes. - Continuously monitor project budgets and schedules, reporting to the line manager on any variances. - Review and document Project Execution Plans, Risk Management Plans, Quality Management Plans, and BIM execution plans. Construction Phase Oversight: - Analyze tender documents and submit them for revision and negotiation as required. - Review supplier proposals and discuss technical and commercial aspects with the line manager. - Ensure that contractors acquire necessary NOCs and approvals throughout the project lifecycle. - Prepare provisional sum schedules and support the client and contractor tender processes. Monitoring and Control: - Develop and manage a comprehensive Quality Plan to ensure project standards. - Maintain program schedules by monitoring and addressing schedule variances. - Manage and control consultant and contractor contracts, ensuring compliance and performance. - Develop and monitor change management processes to address project adjustments effectively. Project Closeout: - Prepare snagging lists prior to issuing the Certificate of Completion and track the resolution of snags during the Defects Liability Period (DLP). - Facilitate smooth handovers to the Facility Management/Project Management team after project completion, ensuring proper documentation. - Summarize project results, providing insights for future project improvement and closure. Requirements
- Bachelor’s Degree in Civil Engineering or a relevant discipline. - A minimum of 5-8 years of experience in a similar role, specifically with a UAE-based real estate developer. - Proven experience managing end-to-end development projects, from design to handover, demonstrating a strong understanding of the project lifecycle.
