The Portfolio Manager – Master Community (MC) is responsible for the effective and efficient management of the master community portfolio. This includes ensuring compliance with regulatory standards, overseeing service providers, maintaining financial sustainability, and enhancing community engagement. The role requires strong leadership, operational expertise, and strategic planning to uphold KAIZEN’s high standards in master community management.


Key Responsibilities:
  • Oversee master community (MC) registration, approvals, and compliance with regulations.
  • Manage cost allocation studies, zoning strategies, and title deed processes.
  • Ensure 100% compliance with RERA and LAW#6 2019 regulations.
  • Ensure proper maintenance of community assets, facilities, and infrastructure.
  • Develop and implement preventive maintenance programs and capital asset replacement plans.
  • Conduct quality control checks and drive continuous improvements.
  • Promote sustainability initiatives, including energy management.
  • Enforce health, safety, and environmental (HSE) regulations, ensuring site safety.
  • Oversee emergency response protocols and documentation.
  • Ensure all regulatory certifications and documentation are up to date.
  • Manage contracts and service-level agreements (SLAs) with facilities management (FM) and other vendors.
  • Monitor and evaluate supplier performance, ensuring adherence to agreed standards.
  • Conduct regular meetings with key stakeholders, including developers and authorities.
  • Oversee budgeting, invoicing, and financial reporting for master community services.
  • Ensure service charge collections meet or exceed a 90% target.
  • Implement cost-saving measures, including a 5% reduction in expenditures through efficiencies.
  • Ensure compliance with procurement policies and procedures.
  • Oversee tendering, vendor selection, and contract negotiations.
  • Facilitate insurance renewals and risk assessments.
  • Maintain up-to-date records of contracts, financials, and operational activities.
  • Ensure compliance with internal policies and business plan objectives.
  • Allocate goals and responsibilities to team members.
  • Conduct quarterly performance reviews and ensure staff adherence to company policies.
  • Provide training and professional development opportunities.
  • Maintain a strong team culture aligned with KAIZEN’s core values.
  • Enhance resident and stakeholder engagement through community initiatives.
  • Organize at least one community event per quarter.
  • Ensure positive interactions between property owners, residents, and the management team.
