Job Description
The role holder is responsible for managing the implementation of all residential leasing activities and developing relationships with clients to achieve 100% occupancy of the DHAM residential portfolio, in order to maximize leasing revenues by growing the customer base and retention of existing customers. The role holder ensures that the deals are documented and executed within the company policies / budgets whilst providing seamless customer service to improve customer satisfaction and customer retention.


Budgetary and Strategy Support


  • Support the Director – Residential Leasing to prepare, consolidate, and forecast the commercial budget and monitor financial performance versus the budget so that the business is aware of anticipated revenues; areas of unsatisfactory performance are identified, and potential performance improvement opportunities are capitalized upon in line with the forecasts and assuring budget accuracy. 
  • Provide input to the development of leasing strategy and business plan in order to identify new leasing opportunities in local markets and achieve the annual leasing objectives.
  • Implement the leasing plan and budget to ensure the Leasing strategy is translated to practical operational action & projects which contribute to the achievement of ROI and business objectives.
  • Support in the development of leasing plans, policies, procedures and practices that ensure adequate safety for the business and provide sustainable service to the clients. Manage the implementation of leasing policies, systems, processes, procedures to ensure the consistent and systematic application of leasing practices. 
    Commercial Operations
  • Manage leasing services for all assigned DHAM residential portfolio and ensure proper planning and execution of activities to maximize occupancy rate and ensure the highest revenue return on the assets. 
  • Meet revenue and occupancy targets and ensure all pipelines and deals are closed.
  • Acquire, negotiate and conclude lease agreements with new tenants in line with the budget.
  • Ensure development of tenancy contracts templates and forms of high quality by working with legal that ensures standardization of leasing documents and provide safety to business and tenants in line with rules and regulation of the country.
  • Ensure lease documents are accurately prepared to allow seamless administration and execution of lease agreements and efficient co-ordination with internal departments.
  • Manage all operational requirements for leasing in terms of staff management, manpower on site, annual leaves, staff training, 
  • Ensure all leads are managed effectively within Salesforce.
  • Work with the marketing team to establish new promotions and marketing channels and enhance the reach of current channels to generate more leads.
  • Approve holding units for new leases and unit changes according to requirements and based on customers’ requests and in accordance with the DoA.
  • Monitor contracts under “issued” status and yet to be approved and provide direction on further action to be taken.

  • Ensure all leasing activities are incorporated through YARDI or other available platforms.
  • Drive the team and ensure maximum efficiency of sales function to achieve targets as well as minimize opportunity loss & revenue loss.
  • Support the Director- Leasing in developing monthly leasing report to ensure financial targets are being met. Recommend corrective actions based on the reports to monitor and review the performance against targets in order to highlight any variances to Management for corrective action.
  • Provide support in identifying potential business opportunities and negotiate new leases, acquire new business opportunities based on prevailing market rates, evaluation of properties, lease rents, and available properties in order to achieve the revenue targets. Understand and recommend the Lease rent trends, and their viability for different residential tenant segments to the Research & Product Development team.

Key Relationship Management and Revenue Enhancement


  • Develop and manage individual client relationships and relationships with key contacts and seek expansion opportunities to achieve assigned revenue and customer acquisition targets.
  • Support in Identifying new lines of revenue opportunities and propose enhancement plans such as extra community services for all projects to increase occupancy.


Customer Experience Management


  • Manage and implement the customer experience management model to maximize and enhance the customer acquisition and retention rate.
  • Oversee the customer satisfaction survey results across the assigned Residential portfolio and ensure appropriate corrective actions are taken within the stipulated time as per the agreed priorities.

People Management


  • Provide leadership within the function, setting individual objectives, managing performance, developing and motivating staff, provision of formal and informal feedback and appraisal – in order to maximize subordinate and departmental performance in the pursuit of the Department’s objectives.
  • Build and promote an organization culture that encourages innovation and reward performance that leads to enhanced staff motivation and retention.
