Role : Leasing Manager- MPM PropertiesLocation : Dubai Role Purpose:Letting Manager is the focal point of contact for company lettings portfolio, leasing clients, tenants and prospects. Fully responsible for the Lettings department, management all tasks, staff, growth, performance and department targets. Build and develop industry leading professional broker teams. Key Accountabilities of the role Achieve leasing/Lettings targets by successfully managing lettings teams and portfolios – voids/renewals Develop, grow and maintain a professional team of licensed lettings brokers to lead the market in terms of transaction and reputation To seek and develop and approach business opportunities in the market assigned to oversee. This will include meetings with existing clients to build stronger relationships but also opportunity Assist all team members to close deals in a professional manner where needed and support professional development of staff in your team Work closely with Marketing to ensure adequate exposure for MPM portfolios, assets and develop campaigns to induce leasing and reducing voids. Control the vacancy and ageing of vacant units in the assigned regions. Confirm all vacancy reports through whole portfolio/s and inspect vacant units/buildings monthly or as per policy to ensure reports are accurate at all times. Manage all responsibilities in accordance with the company polices and applicable procedures and update documentations where required and appropriate to mitigate any company risk and reporting. Resolve leasing issues related to the portfolio/properties and maintain strong and professional relationships with clients at all times. Discuss the owner’s critical related matters with the property service management. Timely and efficient completion of SOPs/job related tasks and responsibilities. Ensure that lettings team provides best practice for leasing units/buildings/outlets/shopping outlets/industrial units etc and follow strictly company practices and policy. Ensure discipline in all professional matters at all times. Carry out audits of team/broker compliance for leasing/letting/broker policy and procedures in all asset classes to maintain high measurable customer satisfaction levels. Provide the monthly activity report to the management, accurately and punctually. To effectively manage the lettings portfolio and maximize the occupancy level as well as revenue. Seek opportunity in all revenue assets and clients. To report any challenges and present solutions to management, clients and stakeholders where needed. To set & review the department target and budgets. Maintain accurate and updated market intelligence that can be used for business development and or client advice Attend regularly industry events and promote/represent the company in a strictly professional manner at all times. Attend site inspections in coordination with leasing team and property management team to address issues and verify standards. Collaborate with Property Management and Facilities management teams to ensure continued professional client services and tenant relations. Ensure accurate and legal documentation at all times in accordance with local rules and regulations and internal SOPsRESULTS REQUIERD: Increase the department efficiency. Achieve the department target. Assure department complies to MPM, ADIB, and government rules and regulations. Building business relationships.
