About the job Fit-Out Project & Construction Manager
General Description of Role and Overall Responsibilities include but are not limited to:
Planning: Collaborate with planning engineers to produce a detailed level schedule for the EFO scope.
Design: Oversee, manage and collaborate with the PMCs Design Manager and the EFO Design Consultant (F+P/WSP JV) to finalize any remaining design elements.
Undertake coordination of the design with respect to the base build to eliminate any conflict between the fit-out and the building structure.
Full Construction Management responsibility, implementation and site supervision. Focus time spent towards/on site as opposed to office based in order to achieve construction quality, progress, monitor and provide direction/guidance, add comments and collaborate with all relevant EFO stakeholders.
Identify scope gaps and raise the necessary flags through the change management procedures with the PMC commercial team and Employer to process or prevent if necessary additional work orders. Work to protect Employers rights to avoid unnecessary changes.
Coordinate closely with the Contractor/s on all ongoing procurement activities related to the scope and provisional sums associated with the EFO including:
Weekly and regular progress and coordination meetings including required inspections
Review of RFP documentation prior to issue to the supply chain
Oversee the tender queries and pre submission interviews.
Manage the technical and commercial evaluation of the proposals received.
Review and develop any proposal from the Contractor and validate both the technical and commercial evaluations by the Contractor.
Recommend strategies and plans to better project durations, quality and progress.
Sub-contractor pre installation activities:
Oversee all technical submittals for each material and product that forms the scope of EFO
Hold weekly engineering meeting with the Contractor and his supply chain, identifying any blockage and proposing solutions.
Review of the EFO subcontractors weekly reports and providing critique where any inaccuracies are discovered.
Maintain construction trackers and provide weekly update to the ER PD and to the Employer on the status of the EFO package/s.
Coordinate with the Employer's stakeholders at design, procurement and sub-contractor pre installation activities including the design approval of contractor's design portions (CDP) at the mandated stages.
Site Execution: Coordinate for construction, procurement, logistics, safety, quality, testing and commissioning. Monitor and optimize the site coordination between the Main Contractor and the EFO Subcontractors. Collaborate with all necessary teams as mentioned above and with T&C including ICA to facilitate the optimum required ambient condition (such temperature and relative humidity, exposure to light) required prior to delivery and installation of the exhibition equipment, displays, show cases and exhibits.
Ensure the testing and commissioning plan is adhered to and that all necessary stages are completed to meet the EFO schedule.
Adjust the EFO schedule if required to align with the testing and commissioning process and coordinate with all stakeholders for delivery and storage of the EFO.
Coordinate with the main works construction team to successfully prepare the exhibition areas for handover to the EFO teams in a controlled and coordinated manner. Liaise with the Main Contractor EFO focal point on a daily basis and provide guidance for any construction issues.
Responsible for the coordination of any temporary partition, separation and coordination of security to maintain the required level of protection to the EFO elements.
Manage the delivery, storage and final placement of the EFO equipment, showcases and exhibition pieces.
Ensure Contractor/ Consultants Compliance with its Contractual obligations as well as its deliverables of the project.
Establish and maintain specific project procedures for Construction Supervision management.
Leading and motivating the projects' Construction Management Personnel and Delivery Teams.
Proactive management of Consultants, Sub-Consultants Contractors and project participants.
Ensuring continual compliance with overall project delivery strategies.
Ensuring all parties are performing in accordance with their contracted services and their duties agreed under the responsibility matrix.
Ensuring continual compliance with program procedures and agreed on reporting systems.
Early identification of strategy or procedural inefficiencies and development revisions to the PMP.
Evaluation of progress on the Construction Methodology & Schedules for each package and taking necessary actions with the relevant parties for deviations and time slippage.
Ensuring the Safety Management System is being strictly adhered to.
Ensuring that QA/QC procedures and standards are being implemented and followed.
Manage the preparation of the Construction Managers portion of the Monthly Project Report.
Review the Contractor's submitted Monthly Reports and respond accordingly to any areas of concern.
Manage the Contractor/s and CSC in full compliance with the Project Health and Safety plan.
Ensure perceived project risks are regularly communicated to the Project Director and delivery teams.
Monitor and review Consultants' / Contractors' performance, give regular, objective feedback on progress, and deal immediately with poor performance.
Identify areas of concern and propose for improvement for the project delivery from PMC's perspective.
Project Specific Responsibilities
Responsible for any amendments to the Construction Management and Construction Supervision Plan, Process and Procedures as defined in the PMC's PMP.
Day-to-day collaboration with of the PMC's Safety Managers, Construction Managers, MEP managers, Design Managers and Quality Managers.
PMC's main point of contact for construction with the Contractor and Construction Supervision Consultant (CSC).
Coordination with Hill Project/Construction manager base build , the EFO MEP Manager the and Design Manager for any upstream and downstream design and construction activities and their impact on the construction works.
Chair or attends the following meetings.
Weekly Progress with Contractor and Client;
Mock-Up Inspections;
Attends weekly Safety Walks;
Attends all required Client Meetings;
Attends Technical and Coordination meetings with CSC;
Attends Technical and Coordination meetings with Contractor and CSC;
Attends Weekly Quality meetings with Contractor;
Attend local and overseas meetings and inspections as required by the Employer.
Attends MEP meetings with the Contractor and/or CSC.
Works closely with the Deputy Project Director/PM and Project Director regarding all construction related matters of the Project.
Coordination with Project Controls Manager to review the weekly data provided by the Contractor and provide a response to the Contractor on any inaccuracies and provide clear progress updates for Client Meetings/Reports.
Analysis of all data from the project and summarized into a coherent, professional and concise PMC weekly dashboard and monthly report.
Coordinate with PMC's Senior Contracts/Commercial Managers to prepare letters to and respond to letters from the Contractor and CSC.
Coordinate with PMC's Senior Contracts/Commercial Managers to analyse and respond to any claim from the Contractor or CSC.
Coordinate with the PMC's Senior Commercial Manager in full accordance with the project change management process.
Provide support to PMC's Quality Manager whilst executing his duties to manage, supervise and audit the quality management systems of the Contractor and CSC.
Provide support and direction to PMC's Safety Manager whilst executing his duties to manage, supervise and audit the health, safety, environment and sustainability management systems of the Contractor and CSC.
Manage key interfaces with the local Authorities Having Jurisdiction (AHJ) and the Master Developer for Saadiyat Island.
Primarily responsible for management and supervision of the Contractor and CSC for the testing, commissioning and closeout of the project and collection of all necessary documentation required by the Contractor to successfully hand over the Works.
