Regional Leasing Manager is responsible for overseeing all aspects of leasing management in the region, developing leasing plans to identify new clients and negotiating with prospective tenants to maximize income in line with the business plan. Ensure proper tenant mix in the property in line with business strategy and market demand and to achieve desired company business objectives.
KEY RESPONSIBILITIES
• Manages day-to-day operations of leasing and ensures maximum optimization of resources
• Set up objectives and targets and monitor regularly to ensure all objectives are achieved
• Lease vacant space according to leasing plan / schedule in accordance with the relevant time frames setout therein and according to defined retailer mix and target
• Manages all leasing activities, including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages
• Continually monitor tenant mix to ensure commercial profitability for the mall
• Fine-tune the retailer mix whenever possible by visiting prospect regularly and having an updated waiting list
• Finalize renewals of existing retailers in accordance with the company’s rules and procedures
• Prepare weekly and monthly reports on the status and performance of leasing activities
• Coordinate with retailers on a daily basis to resolve issues
• To attend to tenants and clients needs and provide optimal level of service
• Implement all the necessary documentation required in the fulfillment of activities such as leasing, renewals, moving in, moving out and renovation
• Coordinate with other department heads to ensure effective and efficient operation of the malls
• Develop and maintain a long term beneficial relationship with all existing Retail groups, within the GCC to ensure continued and future business
• Prepares a target list of prospective customers, both local and international, suitable for the type of areas available for leasing in the malls, assesseses their due diligence, invites them to a presentation of videos, drawing, models etc. in order to generate interest in the mall, work towards sales closure to meet revenue targets and Ensures proper maintenance of tenants waiting list
• Performs other tasks as assigned
REQUIRED EXPERIENCE ,KNOWLEDGE, SKILLS, AND PERSONAL QUALIFICATIONS
• Arab Nationality (Preferable Saudi)
• Minimum 8 years of leasing management experience (mall manager level or above) in the GCC region
• Commercial real-estate leasing experience
• Strong business acumen and good technical knowledge of leasing commercial Facilities
• Good understanding of mall leasing management
• Strong leasing specific financial acumen
• Established relationships with significant regional retail groups
• Experience in dealing with new-to-market retailers
• Good understanding of tenant mix and zoning
• Good understanding of mall operations and associated policies and procedures
• Good understanding of mall marketing, advertisement and promotion
• Good understanding of lease contracts, documentation, clauses and interpretation
• Knowledge of managing leasing contracts and negotiations; exposure to tender management
• Strong negotiation and sales skills
• Excellent interpersonal skills
• Leadership and decision making qualities are essential
• Possess good English skills (both written and spoken)
• Excellent Customer Service Skills
• A good team player with strong analytical skills
• Able to be trusted with confidential and sensitive company information
• General knowledge of the local laws governing landlord/tenant relationships
