Project Overview:

TROJENA (The Mountains of NEOM) will be an iconic, world-class destination, blending natural and developed landscapes and will offer unique experiences for residents and visitors alike. Located in the northwest of Saudi Arabia in the region of Tabuk just 50km from the coast, TROJENA will be a destination like no other on earth. Based upon the principles of eco-tourism facilities will include a folded vertical village, a lake with water sports and event facilities, high altitude ski village, observatory, world leading health and wellbeing facilities and a nature reserve which will be home to unique wildlife, heritage sites and exploration opportunities.


With over 3,600 hotel, 2,200 homes, 9 iconic buildings and 100 world class indoor and outdoor experiences, Trojena will become the ultimate mountain destination. Bechtel will provide a full range of project management services to support the delivery of this iconic destination.

Job Summary:

The Project Manager is responsible for managing, coordinating, and driving the contract formation, supplier selection, contractor mobilization and work completion of iconic and architecturally significant buildings, tourist and residential facilities, on the development of an iconic 5-star 125 key hotel within the Relax Cluster of the Trojena project. Bechtel is the Project Management Consultant managing the contractors performing the work. The role will span from the conceptual stages through planning, engineering, procurement, construction, start-up, performance testing, initial operations, occupancy, and contract close-out.




Major Responsibilities:
  •  Manage, coordinate and drive the contract formation, supplier selection, contractor mobilization and work completion through the lifecycle of multiple packages of works that form the overall Hotel and Chalets complex,
  • Establishes an appropriate, integrated organizational structure, including off-project functional and specialist support. Defines and communicates roles, responsibilities and authorities to project team members/partners and the Customer to ensure project completion in a safe manner, within budget, on schedule, and in conformance with the appropriate standards, specifications and applicable regulatory requirements. The project organizational structure should address multiple execution offices, multiple project entities, joint venture, alliance and consortium arrangements, as appropriate.
  • Ensures scope, design basis and objectives are defined, best practices/lessons learned reviewed, detailed work plans, schedules, budgets and procedures are established, including: Execution Plan; Contract Management Plan; Plan for addressing critical cross-functional work processes and systems, etc. Obtains concurrence by the members of the project team, functional management and the Customer. Ensures integration of work plans of multiple execution units or entities, such as Joint Ventures. Promotes the use of constructability reviews during project execution.
  • Monitors and controls all contractual commitments to ensure that all work is being performed in accordance with the specifications, drawings and terms of the contract, that a trend program is in place, that change orders and claims are processed in a timely manner. Implements and maintains a change management control system. Ensures that all Customer communications on the prime contract are documented. On behalf of the Customer, manages contractors on construction management projects.
  • Oversee performance of the general contractors, project status, schedule, cost control, change management systems.
  • Lead and coordinate with contractors, engineers, client, and other stakeholders involved in substructure and superstructure works.
  • Leads input to ensure continuous construction work fronts availability through review of look ahead schedules, commodity charts, resource charts, engineering deliverables, material delivery schedules and any other service requirements including contractor submittals.


Education and Experience Requirements:
  1. A recognized bachelor’s or master’s degree in Engineering or Construction,
  2. Minimum 20 years of experience in the construction industry
     


Required Knowledge and Skills:
  • Minimum 20 years of experience in the construction industry
  • A recognized bachelor’s or master’s degree in engineering or construction
  • Minimum 15 Years of experience in progressively senior positions on large construction programs
  • Thorough knowledge of contract formation and execution management, for example with FIDIC contract conditions
  • Thorough knowledge of major project management requirements and safety procedures and practices associated with the construction works
  • Experience in performance management and improvement of distressed projects or contracts
  • Experience in mobilising and managing multiple sites at any one time
  • Preferred experience in the following:
  • Major construction works of facilities for recreational, hospitality or sporting purposes – e.g., High end residential, hotels complexes, Stadium or multi-purpose sports facilities.
  • High grade architecturally significant projects for public occupancy (such as airports, transport hubs, hotel complexes or large residential or office complexes).
  • Major earthworks construction, including complex mass-haul undertakings
  • Multi campus building complexes, such as apartment complexes, villa compounds, universities or large schools.
  • ·Experience in KSA / Middle east / GCC, either on Construction Management role or Direct Construction experience on construction projects
  • Must be able to demonstrate good communication and interpersonal skills to maintain a positive work environment between all parties including the Client, Contractors, and other stakeholders throughout the project life cycle
  • Self-motivated individual with ability to work independently and exercise professional judgment, with a passion to take ownership of projects and provide sound technical leadership to contractor’s staff and field engineers
