Job Description:
We are looking for a LEED Commissioning Agent (CxA) who will be responsible for ensuring that building systems are designed, installed, and functionally tested according to the project requirements. The CxA plays a crucial role in the LEED certification process by overseeing the commissioning process, ensuring that all systems meet the owner's project requirements (OPR) and the basis of design (BOD). This role is vital for projects seeking LEED certification, particularly under the LEED Enhanced Commissioning credits. Key Responsibilities:
Project Planning and Documentation:
Review and verify the Owner's Project Requirements (OPR) and Basis of Design (BOD) documents.
Develop the Commissioning Plan that outlines the scope, process, and schedule for commissioning activities.
Prepare a comprehensive Commissioning Specifications document to be included in the project contract documents.
Design Review:
Perform detailed reviews of design documents during the Schematic Design (SD), Design Development (DD), and Construction Documents (CD) phases.
Provide feedback to the design team to ensure that the design meets the OPR and LEED requirements.
Identify potential issues and ensure that energy efficiency, sustainability, and operational requirements are met.
Construction Phase Services:
Develop and maintain a Construction Phase Commissioning Plan.
Coordinate and oversee the installation and performance testing of building systems, including HVAC, lighting, plumbing, electrical, and renewable energy systems.
Review submittals and shop drawings to verify compliance with the OPR, BOD, and LEED requirements.
Monitor construction progress and attend construction meetings to address commissioning-related issues.
Functional Testing:
Develop functional performance test procedures for all commissioned systems.
Witness and document functional performance tests to ensure that systems operate as intended under all modes of operation.
Identify and resolve deficiencies discovered during testing and re-testing.
Systems Manual and Training:
Prepare and deliver a Systems Manual that includes all relevant commissioning documentation, operation and maintenance (O&M) manuals, and as-built drawings.
Conduct training sessions for the facility management team to ensure they understand the operation and maintenance of commissioned systems.
Post-Construction and Ongoing Commissioning:
Oversee the preparation and implementation of the Ongoing Commissioning Plan, if applicable, as part of the LEED Enhanced Commissioning requirements.
Conduct post-construction commissioning activities, including seasonal testing and resolving any remaining issues.
Provide guidance and support for ongoing commissioning and energy monitoring activities.
Qualifications
Bachelors degree in Mechanical, Electrical, or Building Systems Engineering or related field.Professional certifications such as LEED Accredited Professional (LEED AP), Certified Commissioning Professional (CCP), or equivalent.Minimum of 5 years of experience in commissioning or building systems design.Strong knowledge of HVAC, electrical, and building automation systems.Experience with LEED certification processes and documentation.Excellent communication and organizational skills.
Essential Skills:
In-depth understanding of the LEED certification process, particularly Enhanced Commissioning credits (EAc1).Ability to manage multiple projects and coordinate with various stakeholders, including design teams, contractors, and building owners.Strong problem-solving skills and the ability to identify and resolve issues during all project phases.Knowledge of energy-efficient and sustainable building practices.Proficient in commissioning software and tools.
