The Director of Research Insights & Analytics in Property Development will lead strategic research and data-driven analysis to support high-impact decision-making in the property development sector. This role is pivotal in identifying market trends, forecasting economic impacts, and understanding customer and investor preferences. The Director will oversee a team responsible for collecting, analyzing, and interpreting large volumes of data to drive insights that shape development projects, improve asset performance, and support portfolio growth strategies.He/she leads data-driven research and analysis to guide strategic decisions in property development. This role involves overseeing market trend analysis, competitive benchmarking, and customer insights to identify growth opportunities and inform project design and investment. Responsibilities include managing a team, enhancing analytics capabilities, and presenting findings to senior stakeholders. The Director collaborates closely with cross-functional teams, ensuring insights are integrated into planning and development. Ideal candidates have expertise in real estate analytics, strong leadership skills, and experience with advanced data tools and predictive modeling.He/she assists with strategic, annual and budget planning as well as overseeing strategics areas including research & analytics, customer experience, placemaking & activations efforts.1.Strategic Insights & Research Leadership: Develop and implement a research strategy to identify emerging trends in property development, real estate investment, urban planning, and customer behavior. Lead efforts to forecast market trends and economic conditions affecting real estate and demand drivers. Collaborate with senior leaders to integrate research findings into project conceptualization, feasibility studies, and business planning.2.Data Analytics and Interpretation: Manage and advance analytics capabilities, utilizing predictive modeling, statistical analysis, and business intelligence tools. Oversee the collection, cleaning, and organization of large datasets to ensure data accuracy and relevance. Translate complex data into actionable insights and present findings in a clear and compelling manner to executive leadership.3.Market Intelligence: Oversee competitive analysis and benchmarking for key projects and initiatives within the property sector. Analyze demographic, economic, and geographic data to identify target markets and investment opportunities. Identify customer insights, preferences, and lifestyle trends to inform property development and marketing strategies.4.Stakeholder Engagement & Communication: Present research findings and insights to internal stakeholders, including executives, project managers, and investors. Collaborate with cross-functional teams, including marketing, finance, operations, and design, to ensure that research insights are incorporated into project development. Serve as the primary point of contact for external research and data partnerships.5.Team Development & Management: Build and manage a high-performing research and analytics team, providing mentorship, training, and professional development opportunities. Foster a culture of curiosity, rigor, and innovation within the team. Drive the continuous improvement of research methodologies and analytical approaches.6.Innovation & Thought Leadership: Stay at the forefront of industry trends, research methodologies, and analytical tools to continuously enhance research capabilities. Contribute thought leadership through white papers, presentations, and publications on property market insights. Identify and implement emerging technologies (e.g., AI, machine learning) to improve research and analytics functions.7.Support leading & mentoring: Provide strategic guidance, feedback and support.8.Stakeholder Engagement: Engage with key internal and external stakeholders including development, corporate marketing and strategy dept stakeholders to ensure objectives align9.Responsible for stakeholder management within the project team, Qiddiya and external partners, suppliers, and stakeholders.
