ROLE OVERVIEW
The Development Project Lead will support key development work streams related to the delivery of real estate assets, critical infrastructure, and land readiness across the M&I business unit. The role will assist in the review of key tenant asset design and infrastructure proposals, while maintaining an accurate development programme. The candidate will engage with key stakeholders and manage tenant relationships through the design and review phases.
REQUIREMENTS SUMMARY
- Work collaboratively with NEOM Sectors, Oxagon Projects, and others to execute the M&I Business development strategy and land readiness efforts across all zones.
- Assist in the preparation of relevant Stage documentation (Concept design through to design briefs).
- Support development activities and project manage the work of consultants, architects, engineers and construction professionals.
- Support in stakeholder and stage gate design reviews for development assets and infrastructure packages.
- Ability to communicate effectively in a diverse work environment with substantial lateral stakeholder management.

ROLE COMPETENCIES & ACTIVITIES
The Development Project Lead responsibilities will include, but not be limited to:
- Support in stakeholder and stage gate design reviews for development assets and infrastructure packages.
- Assist in the preparation of relevant Stage documentation (Concept design through to design briefs).
- Support development activities related to land readiness and asset stage progress and project manage the work of consultants, architects, engineers and construction professionals.
- Liaise with Oxagon Projects, Project Management Company (PMC) and NEOM sectors to draft and finalize Design Stage Request for Proposals (RFPs) as per NEOM procedures.
- Prepare detailed development programmes for M&I assets and infrastructure, indicating all milestones over the lifespan of the project.
- Attend project and construction meetings, ensuring that project progress occurs in alignment with the development strategy and business case.
- Work jointly with Oxagon Projects during design and construction ensuring, quality and development goals are achieved.
- In conjunction with Oxagon Projects and PMC review assets cashflows and input into forecasts and yearly budgets.
- Contribute to shaping the overall team culture through own behaviors and supporting others.

EXPERIENCE & QUALIFICATIONS
Knowledge, Skills and Experience
- 5+ years of experience in Real Estate Development, Project Management or Architecture, with a good understanding of the asset development process, design, and operational requirements.
- Solid knowledge of infrastructure assets, design, and networks.
- Strong analytical skills, abstract problem solving and logical reasoning
- Strong verbal and written communication skills, capable of delivering a high standard of presentation preparation and working with all MS Office tools (Word, Excel, PowerPoint, Teams, etc.)
- General working knowledge of the life cycle of the real estate development process, from project inception and urban planning to opening and asset management/facility management.
- General working knowledge on construction tendering, construction methodology and contracts.
Qualifications
- Relevant tertiary qualifications in Bachelors in Real Estate, Real Estate Development, Architecture, Engineering or Construction.
- Masters degree in one of the above fields is also desirable ISO certification/ accreditation experience
