Role Purpose
The Development Coordinator is responsible for assisting in managing the development of precincts and assets on The LINE, from project inception to delivery and handover/occupation, with particular emphasis on maximizing return on invested capital and operating profitability, including management of cashflow. This will be done through close coordination with NEOM Sectors and Departments. Assets will include residential, retail, hospitality and commercial offices as well as social and community infrastructure.
The Development Coordinator shall assist in the development of strategies and development programs to optimize the commercial and financial returns for all asset classes. This will include market assessment information, value creation strategies, delivery phasing plans, marketing strategies and attracting investors.
The Development Coordinator shall also collaborate with the Line proponent real estate teams, related business sectors and departments to enhance culture of development excellence and elevate the quality of built assets and deliver the NEOM vision on time, on budget, in accordance with The LINE business case and to the highest international standards.
KEY ACCOUNTABILITIES & ACTIVITIES
Key Responsibilities
- Work as part of the team to ensure the smooth development and execution of the design, this will require completing to drive the right outcomes from concept through to delivery and handover stages
- Be an integral part of the team managing all aspects of the development process and assist with developing strategies to optimize specific elements of the scheme to maximize both the design quality and the commercial outcomes
- Involvement in work-planning, monitoring progress and preparing reports.
- Coordinate with Sectors to provide materials for internal submissions and cross departmental coordination authorities and design approvals.
- Contribute to value engineering cost-effectiveness exercises.
- Take on specific tasks and responsibilities relating to the delivery of the project as directed
- Assist in managing interfaces between various NEOM entities to ensure strict adherence to the agreed delivery schedules and develop contingency recovery schedule, as and when required
BACKGROUND, SKILLS & QUALIFICATIONS
Knowledge, Skills and Experience
- Have a sound understand of development practices, procedures and metrics and be able to draw data & info from a broad range of sources, have general understanding of construction (not necessarily a construction expert).
- Be able to assist with market research.
- Have a good understanding of real estate from architectural concepts to feasibility studies, investment proposals and financial models.
- Real estate and development industry experience including, ideally having been involved in the residential design and development process.
- The individual should have a commercial understanding and have the ability to analyze and promote value add opportunities balancing risk and reward.
- Problem solving, planning, organizing and analytical skills in the resolution of complex problems, manage competing priorities and deliver quality results on tight deadlines.
- Good communication and interpersonal skills to facilitate decision making, influence and build relationships with key stakeholders.
- Experience in project feasibility study, familiarity with Estate Master would be an advantage
- Experience on high density projects with a gross development value of $500 million and above preferable.
- Excellent communication skills, confident, ability to convey ideas easily and interact with various stakeholders.

Qualifications
- Bachelor's Degree in Business Admin., Building Economics, Real Estate, Architecture, Master Planning or Engineering from an accredited university.
- Professional registration and accreditation with Economics, Real Estate, Engineer or Urban Design Institute i.e., MACCE, MIED, CARB, PE, MICE, PMP etc. is desirable
- Preferably 5 years experience with a Real Estate Developer
- Excellent communication skills, with high standard of English (oral and written).
