In this pivotal role, you will be responsible for steering the delivery of high-quality residential developments that align with our vision of creating world-class entertainment and lifestyle destinations.
- Strategic Leadership and Innovation
Continual Evolution and Innovation: Lead the ongoing assessment and innovation of tenancy delivery practices to enhance profitability, customer satisfaction, and operational efficiency. Adapt and refine policies, procedures, guides, and tools to align with changing market demands and business priorities, ensuring that tenancy delivery remains forward-thinking and customer-focused.
Cross-functional Alignment: Collaborate with peers across different business units, including Leasing, Marketing, Operations, and Construction, to align tenancy delivery strategies with overall business objectives. Ensure that all initiatives are in sync with the company's broader retail strategy.
- Performance Management and KPI Alignment
KPI Definition and Monitoring: Establish and continuously refine measurable KPIs for the tenancy delivery function, ensuring alignment with company-wide goals. Regularly assess team and departmental performance, using data-driven insights to guide decision-making and improve operational outcomes.
Goal Setting: Define both short-term and long-term objectives for the tenancy delivery team, ensuring the department contributes to the overall success of the business. Ensure consistency in performance standards across the portfolio by working closely with other retail divisions.
- Team Development and Leadership
Team Performance and Growth: Identify development needs and opportunities within the team, ensuring continuous professional growth through mentoring, coaching, and training. Create a robust talent pipeline through succession planning and competency building, focusing on future-proofing the team's capabilities to meet evolving business requirements.
Feedback and Mentorship: Provide regular feedback, conduct annual reviews, and identify key areas for improvement. Guide District Heads and team members in taking ownership of their professional development.
- Cross-Departmental Collaboration
Strategic Collaboration: Drive cross-departmental strategic initiatives to ensure the seamless integration of tenancy delivery with other business functions. Collaborate on the execution of these initiatives, ensuring continued tenant and team engagement across the portfolio.
Stakeholder Engagement: Build and maintain strong relationships with internal and external stakeholders, including senior leadership, tenants, consultants, contractors, and regulatory bodies. Act as the primary point of contact for high-level tenancy delivery discussions and negotiations.
- Budget and Financial Management
Financial Oversight: Create, monitor, and manage the tenancy delivery budget. Conduct cost analyses to identify opportunities for efficiency and cost savings while maintaining high standards of delivery. Ensure all projects stay within the allocated budget and meet financial targets.
Fee and Scope Negotiations: Lead the negotiation of consultant fees, project scopes, and budgets. Regularly review and optimize financial agreements to ensure value for money while safeguarding the company’s interests.
- Project and Program Management
Program Oversight: Oversee all tenancy delivery projects, ensuring they meet project milestones, timelines, and quality standards. Represent the tenancy delivery function in development projects and ensure that the business unit’s goals are met in all phases of execution.
Progress Monitoring: Track project progress, provide updates to leadership, and ensure transparent communication with all stakeholders. Address risks and issues proactively to maintain smooth project execution
- Governance and Compliance
Compliance and Audit: Ensure the tenancy delivery function adheres to all internal and external regulations, including health and safety standards, building codes, and local authority requirements. Lead internal audits and ensure the timely resolution of audit findings across the portfolio.
Risk Mitigation: Implement risk mitigation strategies in the tenancy delivery process to protect QIC’s interests, basebuild systems, and ensure alignment with regulatory requirements.
- Tenant and Consultant Engagement
Consultant and Tenant Relations: Lead high-level negotiations with tenants, consultants, and other external partners, ensuring that delivery timelines, quality, and standards are met. Serve as the primary escalation point for complex or controversial delivery negotiations.
Delivery Leadership: Chair Delivery project forums, driving discussions that ensure optimal tenancy delivery outcomes. Collaborate with design and construction teams to align fit-out plans with tenancy delivery requirements.
- Market Awareness and Best Practices
Industry Trends: Stay informed about market construction trends to provide the team with insights and guidance on the latest practices. Ensure that the tenancy delivery function remains competitive and ahead of industry standards.
Innovation in Fit-Out and Delivery: Encourage innovation in fit-out solutions, ensuring that tenants receive cost-effective, practical, and high-quality solutions that meet QIC’s standards.
- People and Culture Leadership
Leadership by Example: Foster a culture of transparency, collaboration, and excellence within the tenancy delivery team. Create a work environment where team members are empowered, supported, and motivated to achieve both individual and collective goals.
Talent Management: Guide District Heads in recognizing and developing potential talent within their teams. Ensure the growth of high-performing teams through continuous mentorship and professional development initiatives.
- Retail Readiness and Project Delivery
Operational Readiness: Ensure that all units are delivered in line with QIC’s high standards and are operational by the agreed opening dates. Support the District Heads in resolving any complex or escalated issues that may arise during the fit-out and delivery phases.
Project Tracking: Implement robust tracking and reporting systems to monitor project progress. Attend weekly project meetings to ensure stakeholders remain informed and aligned on key deliverables and timelines.
Compliance with Company Policies
Ethics and Integrity: Ensure full compliance with QIC’s Code of Conduct, departmental policies, and HR procedures at all times. Serve as a role model for ethical behavior and ensure that the tenancy delivery team upholds the highest standards of integrity.
