Your Role – International, Challenging, and Future-Focused!


Transform the everyday with us. Siemens Real Estate (SRE) is looking for our next Saudi Arabia Siemens Real Estate Country Head [Operations Property Manager]. This role will be based in Saudi Arabia, part of the Zone Asset Management (MEA).


As the local real estate expert, you will represent Siemens Real Estate (SRE) Property Management in day-to-day operations, acting as the primary point of contact for tenants and partners. The role holder is responsible for acting as the primary point of contact (key account manager) for all operational and functional real estate matters at the country level in KSA. This is achieved through ongoing communication with local Business Management, external stakeholders, and the SRE MEA Zone. The individual is fully accountable for the SRE portfolio and its financial performance. This position reports functionally to the SRE AMA Zone Head for the Middle East & Africa, as well as to the In-Country Executive Management of Siemens Limited in Saudi Arabia.

Key Responsibilities:


  • Manage the real estate portfolio according to SRE standards, processes, and budget.
  •  Oversee functional planning, operations, and adherence to SRE standards, processes, and budgets.
  •  Secure excellent customer relationships with local country management and stakeholder management (predominantly internal), and be the point of contact for real estate-related topics within your area of responsibility.
  •  Support the development of space optimization plans based on customer needs and market trends, identifying opportunities to enhance space efficiency and reduce occupancy costs.
  • Implement space and service solutions for tenants as required, ensuring high-quality standards in line with our framework.
  • You realize space and service solutions as required by tenants according to given framework and ensure its quality.
  •  You provide information for forecast and budget for your property.
  •  You understand corporate real estate and its impacts on our business, including financial impacts of your daily operation inlcuding maintaining the knowledge and good understanding about the technical assets/equipment and its conditions.
  •  You contribute to the annual OPEX settlement with tenants in alignment with the Commercial Property Manager.
  • You act as local interface to Facility Management Providers for soft facility services and manage the interface between provider and customer. You steer and track delivery of soft Facility services and review existing services in regard to provider quality and customer demand.
  • You support the evaluation and selection of outsourced vendor and service provider for soft facility services in alignment with Regional Asset Manager.
  •  You ensure the correctness and validity of local data (including property energy consumption) in all tools, e.g. space, customers, contracts.
  • You manage your purchase orders and invoices (e.g. creation and approval).

Technical Asset & Facility Management:


  • Maintain expertise in technical assets and equipment within the properties.
  • Act as the local point of contact for Facility Management providers, ensuring smooth operations between service providers and tenants.
  • Oversee the delivery of facility services, track performance, and evaluate existing services for provider quality and customer needs.
  • Manage the IFM (Integrated Facility Management) service provider.

Vendor & Service Provider Management:


  • Support the evaluation and selection of outsourced vendors and service providers for facility services, in alignment with the Regional Asset Manager.
  • Source real estate-related services and steer and control suppliers.

Project Management & Implementation:


  •  Be responsible for the implementation and rollout of global projects and initiatives, ensuring early customer involvement and alignment with project goals.
  • Ensure the frictionless operation of properties, actively contributing to meeting set targets.

Financial & Contractual Management:


  • Oversee the financial fulfillment of customer contracts, ensuring timely payments to landlords and business partners.
  • Understand the financial impact of corporate real estate decisions, providing accurate information for property forecasts and budgets.
  • Contribute to the annual OPEX settlement in collaboration with the Commercial Property Manager.
  • Ensure the accuracy of local data, including property energy consumption, across all systems (e.g., space, customers, contracts).
  • Effectively manage purchase orders and invoices, ensuring proper creation and approval.

Project & Technical Targets & Maintenance:


  • Ensure the achievement of project targets, including quality standards, maintenance budgets, and timelines.
  •  Develop long-term maintenance plans and investment applications for property maintenance.
  •  Advise the Operational Project Management team and tenants on building technology aspects, ensuring compliance with local building standards and regulations.
  • Maintain technical asset knowledge and monitor conditions, taking sustainability and EHS (Environmental, Health, and Safety) principles into account in maintenance processes.

EHS & Sustainability and Decarbonization Commitment:


  •  Foster a Zero Harm EHS culture, ensuring strict adherence to EHS, security, and sustainability principles, guidelines, and processes.
  • Support Siemens' global carbon reduction goals by implementing green leases and energy efficiency measures within the SRE portfolio.
  • Proactively manage efforts to achieve decarbonization goals, applying appropriate strategies and technologies. 
 Alignment with Zone MEA Management Reporting Functional Line:
  • Ensure effective alignment and communication with the reporting zone management team, regularly updating them on operational progress, financial performance, and project milestones.
  • Collaborate closely with regional teams to ensure consistency in strategy, goals, and service delivery across all real estate functions.
  • Support strategic decisions by providing accurate and timely reporting, identifying areas for improvement, and ensuring adherence to company-wide objectives and standards.
  •  Adhere to guidelines: Ensure that all operations, projects, and processes follow Siemens' corporate guidelines, policies, and industry standards, maintaining a high level of compliance and quality.

Basic Qualifications:


  •  Bachelor’s degree in engineering, real estate, or a related technical field (preference for a focus on real estate).
  • Minimum of 5 years of experience in engineering, property management, and facility management, with advanced expertise in project management.
  •  Expertise in multiple corporate real estate disciplines, such as asset management, property management, facility management, and procurement of real estate services, including legal aspects, vendor & service provider management, and dealings with external landlords & leases, including expert knowledge of the local real estate market, its mechanisms, trends, and opportunities.
  •  Experience in technical product/system knowledge, local codes, and EHS (Environmental, Health, and Safety) guidelines for a minimum of 5 years.
  •  Strong leadership and team management skills, with experience organizing and leading teams, fostering communication, and collaborating with both internal teams and external partners.
  •  Customer-oriented with the ability to communicate and collaborate effectively across all levels, including managerial, operational, and technical functions.
  • Proven experience in a managerial role with responsibility for multiple direct reports, demonstrating the ability to take on increasing responsibilities over time with a hands-on approach.
  •  Additional training, certifications, or education in finance, business administration, or real estate management is an advantage.
  • Fluency in English and Arabic is required; proficiency in additional languages is beneficial.
