Forecasting, Planning, Budgeting, Monitoring and ensure adherence to the Property Management Services Budget.
Drive cost saving initiatives through effective / proactive facility management initiatives and optimum usage of warranties / SLAs / AMCs etc.
Operation and maintenance of Chiller plant capacity of 800 – 1000 TR, LT DG sets capacity of minimum 1010 kva, Sewage Treatment Plant 120 -200 Kld and other MEP aspects of facility.
Implementation of AMCs and periodically inspection of building technical utilities (e.g. lifts, air conditioning, UPS, fire services, water supply, electricity supply etc.); prepare a preventive schedule for the same and resolve emergency maintenance issues.
Generation of MIS reports and responsible for Authenticity of data.
Implementation of necessary health and safety measures by service providers for operations and maintenance jobs on-site.
Conduct routine health and safety checks for Mechanical, Electrical, Plumbing and Fire equipment and maintain appropriate records.
Ensure timely payment of utility bills
Finalizing the BOQ /BOM, Cost comparison & obtain Cost approval for all works being taken up as part of PMS services.
Facilitate and coordinate Internal/External Audits and ensure compliance.
