Asset Manager, AVP

Primary Responsibilities:
The Asset Manager is accountable for the effective performance of all occupancy related activities within State Street owned and/or leased premises, within India, plus new premises going forwards
This accountability extends to the following activities;
occupier BU relationship management, space planning, occupancy costs and budgets, site management, landlord relationship, vendor performance and contracting, occupancy risk management, audit and compliance, SSC staff, CWs and visitors health and safety, database accuracy, premises projects, office support services and related transactions.
The role encompasses all State Street’s Operational & Corporate Support within the defined sub-region.
For effective performance of this role, the Asset Manager will rely upon support both within GRS global teams, plus other Corp support functions, to provide the necessary expertise globally, as outlined in the final section of the document.
The Asset Manager, whilst not being an expert in all areas, will however manage &/or ensure coordination with the appropriate contacts of all matters, acting as a principle point of contact for all premises related matters within the facilities in India.
The major categories of an Asset Manager’s role & responsibilities include:
Occupier Relationship Management
Primary responsibility for senior Business Unit and Corporate Function occupier relationship management matters at the respective premises within region, plus all associated office services (incl CBRE FM outsourced activities), capacity planning, site management, issues resolution, allocations and move management.
Premises Matters
To manage all premises in an effective and compliant manner including; vendor services, performance, reliability, governance, risk management, building codes, sustainability targets & initiatives, health and safety.
Responsible for the development and ongoing performance management of premises and office services, budgets and costs, capital improvements and related staffing and costs.
Ensure high level support and monitoring for all critical areas in the portfolio including in particular data centre space, main equipment and server rooms to ensure continuous business operations and operational stability.
Project Management
Responsible for management of all related premises projects within their respective region (unless otherwise directed by the GRS Regional Director), through coordination of both internal and external teams including all project commercial negotiations, contracts, site works and budgets, project admin and internal client relationship representation (effectively leading the project from an internal perspective).
CBRE FM team co-ordination
Coordination with the CBRE Apac Account Director of CBRE, FM outsourced team members within India and their related sub-contracted vendors, including monitoring services, identification of any service gaps, revisions to scope and performance evaluations, sustainability initiatives etc.
GRS Support Functions and other BU/Corp Functions Coordination
Jointly responsible for the coordination and effective delivery/collaboration with respective GRS Support Service line teams, plus local and global Corporate Function representatives, to ensure effective management of the premises portfolio and related office and project services.
Coordination with GRS Support Service and other internal STT teams, includes (but is not limited too) the following;
GRS Research and Analytics,
GRS Finance
GRS Engineering
GRS Transaction Management
GRS Legal
GPS Goods and Services Category managers
GTO/GTS teams (ref office, DC and DR premises + projects etc)
GHR (ref H&S programs and shared accountabilities)
Corp Security (ref H&S programs & shared accountabilities + access controls and monitoring)
Local Crisis Mgt Teams and BCM/Ds (H&S aspects + local BCP premise management)
Local Finance teams
Local legal entity Directors
Local Senior Managers (both BU and Corp Functions)
