  • Understand JLL IFM Service contract.
  • Take over the Site, Actively call out snags and snag closure.
  • Vendor Management aligning with all supplier to establish and maintain operational stability, compliance score, timely execution of work and cost efficiency and KPI meeting with suppliers.
  • Operational issues on real time basis which requires assistance, guidance and approval. 
  • Landlord Management – Aligning with Landlord to timely resolve issue, invoice processing.
  • Participate in Emergency Evacuation procedures including crisis management and business continuity.
  • Forecast budget and manage the same within negligible variance (JLL Baseline & Nike budget).
  • Come with initiatives & best practices on implementing ideas, cost saving etc.
  • Tracking & control – Inventory, expense, invoice.
  • Ensure adherence to policies and procedures applicable to the IFM function.
  • Plan, organize and arrange any event for JLL and Nike.
  • Ensure compliance of regulations / requirements of JLL management and Nike.
  • Provide assistance in general administrative activities as required.
  • KPI meetings with supplier.
  • Regular meeting with Admins to understand the day-to-day requirement
  • Any other duties as and when required by the account lead / Nike SPOC.

  • Meet the requirements of customer proactively and professionally
  • Respond the client’s work requests on time
  • Achieve financial target example budget management, timely invoice submission. 
  • Risk Assessment at site and mitigation plan

Leadership:


  • Stack holder management – Aligning with Client Spoc, admins and BU.
  • People / Team Management – To manage team of HK team , mail room, F & B, Experience, Engineering service
  • Work in partnership with Nike SPOC and JLL team to implement strategies, policies, and services to increase employee satisfaction & reduce organizational and operational Risk.
  • Set team targets, monitors performance, assist and mentor subordinates on standards and practices

Employee specification & Key competencies:


  • Any Graduate with minimum 08-10 years of experience in facilities Management & minimum 2 years of experience at FM level.
  • English-excellent written and oral communication skills – Mandatory
  • Knowledge of Local language – Advantage
  • Knowledge & Proficiency on:
  • Soft Services knowledge
  • Good Administrative skills
  • People Management
  • Experience in direct management team of 6 employees – Advantage, Work Experience in international organization will be an advantage.

Job Profile:


- He or she will be managing site of  1Lakhs sq.ft. Which has seating capacity of 781.


- Lead soft services / human experience / engineering service, Finance operation, event management, Transport, Food & Beverage operation


- Effectively manage the site budget & ensure 100% uptime of services


- He/She will be the SPOC for all procurement activities, getting invoices, approve invoices in Caaps.


- Vendor management


- Carryout monthly KPI to services & document the same asper process
