Senior Engineering executive

What this job involves:


The Senior Engineering executive will be responsible for successful delivery of a comprehensive range of Engineering services and support to the account/client. He/she is also responsible to manage the day-to-day site engineering operations and manage shifts with particular focus on having the engineering systems up and running at optimal performance.  


What this job involves


  • To achieve excellence in preventive maintenance programs at (Client) with highest standards and ensure energy conservation practices.
  • Assist the Chief Engineer / Dy. Chief Engineer in managing M&E scope of the projects to ensure the quality and deliverables within the stipulated time.
  • Assist in providing comprehensive facility, contract and procurement management for technical services to the client.
  • Contribute to achieving financial and other targets established by the Senior Facilities Manager.
  • Achieve Key Performance Indicators and Service Level Agreements targets.
  • Support the Chief Engineer / Dy. Chief Engineer in managing the Mechanical, Electrical, Plumbing installations & all Civil maintenance within the facility.
  • Responsible for preparation of critical spares list for all installations as per manufacturer’s recommendations and plan for the inventory where the maintenance is carried out with in-house teams.
  • Implement and oversee the preventive maintenance program to reduce the risk of sudden failures of critical equipment.
  • Assist the Chief Engineer to review the maintenance/service practices of M&E Contractors to deliver quality work practices in line with the manufacturer recommendations.
  • Maintain the logbooks, checklists and PPM schedules for all M & E installations.
  • Manage Downtime/ Breakdowns.
  • Arrange for ad-hoc M&E set ups as per the client requirement from time to time.
  • Ensure the contractors always follow the house rules and the projects are handled with minimum inconvenience to the Client.
  • Assume AFM responsibilities if need arises.
  • Responsible to handle the shifts independently on all Engineering related matters.
  • Respond to customer generated work requests; prioritize, schedule, and assign work to staff, manage work order data in a computerized work management tracking system.
  • Having HVAC Operation logic & Technical knowledge of Chillers, Pumps, Cooling Tower, AHU, FCU, Pressurization fans, Ventilation fans, VAV, Cold rooms, Water treatment, IAQ...
  • Respond to all emergency situations quickly (fire, evacuation, equipment failure etc.) and customer concerns including elevator outages and fire alarm concerns.
  • Identify energy conservation projects and assist in the planning and implementation.
  • Champion the continuous development, improvement, and training for maximum utilization of the energy management system.
  • Develop and maintain effective building-specific maintenance and safety procedure manuals.
  • Carry out site inspections on regular basis to identify and resolve issue and raise inspection tickets.
  • Prepare 52 weeks schedule plan for PPM activities for mechanical assets.
  • Co-ordinate with vendors for equipment weekly planned PPM works and verify maintenance done as per standard.
  • Vendor management program for the performance monitoring & assessments.
  • Updating of O&M AMC invoices, Purchase orders, Manuals, Critical Spares report & No-Due certificates with AMC vendors on Quarterly Basis
  • Develop specifications and manage maintenance and repair service contracts on specialized equipment.
  • Ensure compliance with applicable state and federal regulations as related to building operations.
  • Recommend and implement improvements for preventive maintenance programs on an on-going basis.
  • Coordinate medium voltage repairs with appropriate utility provider.
  • Practice proper work methods, techniques, and compliance with applicable standards and specifications; enforce safety regulations to ensure compliance in providing a safe environment for staff, contractors, visitors.

Reporting:


Responsible for daily reporting on M & E to the Chief Engineer;


Generate Service maintenance reports on office equipments;


Generate Inventory and Purchasing of spares and consumables;


Generate Downtime and breakdown incident reports.


Qualification:


Bachelor’s Degree/Diploma in Mechanical Engineering


6-8 years’ experience in Facility management industry


Strong knowledge of engineering concepts, including HVAC and mechanical systems


Smart and experienced


You have a Degree/Diploma in Mechanical engineering, preferred with at least 6-8 years of experience. You are able to think strategically, solve problems, make decisions and manage your key stakeholders. You will have a real passion and interest for the industry, coupled with excellent business partnering & commercial finance experience.


Capable


You pay strong attention to detail and possess excellent problem-solving skills. You have good work ethic and a positive attitude with a “can do” mind-set and will follow through on issues. You are also a self-starter with the ability to prioritize and meet tight deadlines.


Team player


You are team player who promotes open, constructive and collaborative relations with superiors, subordinates and peers, regularly contributes to team discussions and problem solving/ brainstorming sessions. You are also an effective listener and communicator.
