Commercial Asset Manager
What will you need to do:
Drive the financial performance of Siemens Healthineers' real estate assets in Zone India and other assigned countries.
Serve as a trusted partner to Location Managers (LMs) and Real Estate (RE) management, ensuring the accuracy of financial records and reporting, including proper documentation in relevant systems such as SAP. This role ensures compliance with Siemens' Financial Reporting Guidelines (Siemens-FRG) as well as local GAAP requirements. Additionally, oversee all related reporting and controlling activities.
As Commercial Asset Manager, you will be responsible for:
•Planning, forecasting, reporting and analysis
•Execute a consistent and efficient controlling approach for all locations in Zone India and any other assigned country.
•Conduct planning, forecasting, reporting, and review of underlying RE (Real Estate) related activities, special effects, P&L, B/S, etc.
•Monthly bookings of billing and analysis of costs booked and variances Interface with HQ for commercial topics.
•Align with the AMU head regarding reporting and forecasting of special effects.
•Support Location Managers (LMs) in identifying opportunities and risks from operational business.
•Prepare and consolidate budgets, including top-down and bottom-up plans, and proceed with revolving midterm planning and periodic forecasts throughout the year.
•Perform comparisons of actual vs. plan and pursue the effects of agreed measures.
•Monitor CWIP (Capital Work in Progress) accounts and capitalisation of assets, ensuring that physical verification takes place at regular intervals.
•Ensure proper execution of all tasks (in compliance with books and records) with relevant stakeholders, i.e., SFS (e.g., financing, insurance, guarantees, currency & commodity hedging), CF (e.g., AC, taxes, treasury, audit), GBS, RIC (including OR), Legal and Compliance, ECC, Customs, etc.
•Reconcile GL accounts and perform periodic balance sheet review
•Business/Commercial partner to Location Managers (LMs)
•Provide commercial support to LMs for decision-making processes.
•Offer commercial support for local day-to-day operations.
•Provide financial support in the negotiation of external renting and internal customer lease contracts (in alignment with IFRS16 regulations)
•Offer commercial expertise in the calculation of customer-specific business cases.
•Support Location Managers (LMs) with all commercial and customer-related questions.
•Commercial support for RE related topics and programs
•Prepare and provide financial/commercial input for RE-business topics, e.g. vacancy provisions/impairments, I-applications
•Ensure local implementation of any RE related programs and initiatives in area of responsibility
•Follow and implement globally defined commercial standards and principles
•Application of globally defined reporting and FC-tools
•Ensure data quality @source for area of responsibility
•Ensure thorough implementation of globally defined standards and principles
What you need to make real what matters.
•You are minimum Bachelor of Commerce with more than 5 years of professional experience with exposure in commercial and accounting/controlling functions.
•A professional course in management (cost accountancy / chartered accountancy / MBA in finance etc.) is optional
•Strong analytical skill, worked extensively on SAP, Excel, power point etc.
•You have great communication skills, love to work in teams and best at collaboration.
