About JLL – Lease Administration
We are seeking an Associate Director to join our Lease Administration team in Gurugram, India. Our Lease Administration platform supports a diverse set of client needs from basis management of lease abstractions and critical dates, to full financial management of landlord invoices and reconciliation audits. We provide comprehensive knowledge and access to data across the portfolio that enables our clients to make strategic real estate decisions that support and enhance their core business.
Main Responsibilities and Duties
Client Relationship Management:
Lead large, complex, high visibility, strategic, or tactically important accounts. Coordinate communication between the Account/Client Managers and be the primary point of contact and build long-term relationships with customers. Develops a trusted advisor relationship with customer stakeholders and executive sponsors. Ensures the timely and successful delivery of the solutions according to customer needs and objectives. Responsible for keeping current clients satisfied and delivering exceptional client service on a day-to-day basis. Responsible for commercial maintenance over the contract and ongoing monitoring for the upcoming opportunities to expand the services. Express flexibility and ability to work with various client personalities.
Account Growth/Sales: Be responsible for maximizing sales opportunities within the accounts. Responsible for the development and achievement of sales through the direct sales channel. Focusing on growing and developing existing clients, together with generating new business. Create business plans for current accounts. Proactively support new product organization and portfolio product development. Actively participate in RFPs/ lead renewal negotiations independently in Lease Administration matters (with an assigned Sales Lead).
Project Delivery: Direct the delivery of lease administration-related projects for assigned account(s) and is accountable for on-time, on-budget and successful project completion. Responsible for working with the Transition team and Sales Team in order to onboard and integrate new clients. Liaise between the customer and internal JLL teams. Lead group of Client Managers from the operational perspective (acts as a Project/Account Coordinator). Is able to distribute the work between different team members to achieve agreed on goals and meet contractual agreements.
KPIs & Finance: Manage budget for the account/s to ensure profitability of the accounts by achieving the expected AGM. Forecast and track key account metrics. Monitor and analyze customer’s usage of JLL product. Advises other team members on how to build KPIs, assist other regions in contract review from the perspective of contractual agreements being of JLL’s benefit.
People: Be a go to person for all Client Managers or Associate/Senior Associate; perform role of Mentor for Others, drive all of the initiatives fully independently and inspire others. Support one or more strategies within the organization. Take part in leadership team meetings and provide recommendations in strategic decisions. Be flexible towards all business needs. Share creativity with others as far as new business strategies and opportunities are concerned. Independently drive changes that help the business grow. Is responsible for the appropriate synergy between the Account Management and Product. Support one of the strategies/or multiple of them within the organization and assist the team of Leadership in decision making process by recommendations if required. Manage the team of Senior Client Manager/Client Mangers/Associate/Senior Associate internally as far as the proper distribution of tasks and operations are concerned; coordinate the work performed by other team members (Senior Client Managers, Client Managers, Senior Associate or Associate). Represent, and serve as the Subject Matter Expert (SME) within Lease Administration specific field.
Products: Superior product knowledge. Maintain solid network of key contacts within JLL that enables to link Client with the right JLL person in case of any question. Proactively maintain contacts with main stakeholders on the account/ within Corporate Solutions.
Presentations: Always provide excellent presentations to both internal and external stakeholders which are professional, informative. Experienced in RFP/RFI processes. Able to actively take part in ad hoc meetings with the Client or sales calls.
Championship: Be a leader in an individual initiative or program that brings benefits for whole LA or JLL team (global programs or projects), supporting strategy within LA department.
Education, job-related years of experience
Minimum education: University graduation (Master’s degree)
Job related experience: 5+ years within Account Management Team (Lease Administration) with the outstanding performance or more than 7 years’ experience outside of JLL in the similar area of expertise (Client facing roles)
