Construction Manager

Khobar, Riyadh, Jeddah, and Jubail (Site | Location is determined according to ongoing projects)



QUALIFICATIONS & EXPERIENCE

•             Bachelor’s degree in civil engineering, Architecture, or a related field is generally required.

•             Minimum of 10+ years of progressive experience in construction management roles, preferably in the real estate or commercial construction industry.

•             Proficiency in using software such as Primavera, MSAt Project, Microsoft Office, and knowledge in using Building Information Modeling (BIM) applications.

•             Proven track record of successfully managing and delivering large-scale, complex construction projects from inception to completion, within specified timelines and budgets.

•             Experience in managing all phases of the construction process, including pre-construction planning, construction execution, and project closeout.

•             Hands-on experience with construction methods, materials, and equipment, as well as a thorough understanding of building codes, regulations, and safety standards.

•             Familiarity with construction contract administration, including contract negotiation, change order management, and dispute resolution.

•             Experience in managing and coordinating multidisciplinary teams, including architects, engineers, subcontractors, and various stakeholders.

•             Knowledge of sustainable construction practices, energy-efficient building systems, and green building certification programs (e.g., LEED) is desirable.

•             Professional certifications such as Certified Construction Manager (CCM), (PMP), or LEED Accredited Professional are highly desirable and demonstrate a commitment to professional development.

•             Strong problem-solving and communication skills.


ABOUT THE JOB

•The ideal candidate for this position will be providing project management for planning and organizing all aspects of the task related to the relevant projects. As part of this role, the manager will have to oversee the works acting as the point of contact to handle any issues regarding the project.

•This role involves managing the construction process, ensuring projects are completed within the specified timeline, budget, and quality standards while adhering to relevant codes, regulations, and safety protocols.


RESPONSIBILITIES

•             Manage overall construction activities to achieve the successful completion of the construction aspects. Primary success indicators are meeting the Projects safety, quality, schedule, and cost goals.

•             Monitor and manage progress and deviations from agreed plans. Act to prevent or remedy shortfalls as appropriate throughout the construction period before there is cost, schedule, or quality impact.

•             Manage contractor deliverables, address issues, and propose solutions to meet project schedule.

•             Work together with the Subcontractor in a proactive way, in planning and implementing the recruitment, mobilization and training of an integrated construction site organization, and development of site procedures.

•             Develop solutions to complex problems that require a significant degree of innovation and ingenuity.

•             Functions as liaison between multiple project managers, construction, and contractors.

•             Develop detailed construction schedules, work breakdown structures, and project timelines, considering resource allocation, critical paths, and project milestones.

•             Coordinate with project stakeholders, including architects, engineers, subcontractors, and suppliers, to ensure alignment and integration of construction activities.

•             Coordinate the work of subcontractors, and suppliers, facilitating effective communication and collaboration.

•             Monitor and control site logistics, including material deliveries, equipment usage, and site access and security.

•             Implement and enforce safety protocols, policies, and procedures to maintain a safe working environment.

•             Manage construction budgets, track expenses, and monitor cost performance against the approved budget.

•             Review and approve change orders, claims, and payment applications from subcontractors and suppliers.

•             Collaborate with stakeholders to ensure cost-effective decision-making and value engineering initiatives.

•             Conduct regular site inspections to identify and address any deficiencies or non-conformances.

•             Coordinate with third-party inspectors, testing agencies, and regulatory authorities to ensure compliance with building codes and regulations.

•             Identify and assess potential risks associated with construction activities, such as safety hazards, weather conditions, material delays, or labor shortages.

•             Maintain accurate and up-to-date project documentation, including daily reports, progress reports, meeting minutes, and as-built drawings.

•             Prepare and present regular construction progress reports to project stakeholders, highlighting achievements, issues, and action plans.
